Items may be removed for open discussion by a request from a Commission member or member of staff.) 3.1 Receive the Director's Report on action taken on the Planning and Zoning Commission items by City Council at the December 10, 2024, Regular Meeting. 3.2 Approve Minutes from the December 3, 2024, Planning and Zoning Commission Regular Meeting. 4. Regular Agenda. 4.1 Conduct a Public Hearing and consider a request to amend the development regulations of Planned Development No. 142 with a base zoning of Mixed Use, regulating the development and use of 49.5516± acres consisting of Lot 1, Block A; Lot 1, Block F; Lot 1, Block G; Lot 1, Block H; Lot 1, Block I; Lot 1, Block J; Lot 1, Block K; Lot 1, Block L; Lot 1, Block M; Lot 1, Block X; The Avenue Addition together with 4.9591 ± acres in the J.W. Parsons Survey, Abstract No. 705, generally described as being a part of Lot 1, Block C, The Avenue Addition, the overall property is generally located on the southwest corner of State Highway 121 and North Alma Drive. [The Avenue Wholesale Club - Planned Development Amendment] 5. Executive Session. (As needed) As authorized by Section 551.071(2) of the Texas Government Code, this meeting may be convened into closed Executive Session for the purpose of seeking confidential legal advice from the City Attorney on any agenda item listed herein. 6.
