1. Maybank Highway: (James Island)
Staff recommendation:
1. Refine the proportions and scale of the courtyard entrances for a more human
scale. One solution may be to use a pair of shorter arches.
2. Windows should be set deep into the walls.
3. Consider using a dark color on the upper floor to help it recede.
4. Use a clad window in lieu of a solid vinyl window.
Staff Comments from previous meeting:
1. Eliminate the use of the bahama shutters on the live/work units along
Maybank Highway.
2. Eliminate the shed dormers above the live/work units along Maybank
Highway.
3. Restudy the design of the porches including their arched tops and columns.
The columns should break at each floor. Provide a plane change between each
differing building material. Eliminate the stone base on the rear half of the
building. Raise the brick one floor to improve the overall scale.
4. Provide a stronger break in the massing of the south and west elevations.
5. Provide locations of all dryer vents and utility meters on the elevations.
6. For the next submittal, provide both before and proposed elevations on the
same sheet for comparison purposes.

per documentation submitted.

MOTION: Preliminary Approval with Deferral of the following to come back before the
Board: Address staff comments; restudy the first floor cementitious panels on
the Maybank Highway elevation as well as above the third floor of the pool
courtyard entrances; refine the design and pedestrian experience and, restudy
the proportions of the pool courtyard entrance bays; provide details for the
alcove at the pool courtyard entrances; restudy the design of the pool area;
restudy the design of the East courtyard.
