Staff Comments:
1. The large tree on site is such a dominant feature it should be better embraced
with the landscaping.
2. As a way of eliminating the dumpster from its prominent location, Shift the
site plan to the south allowing for a service drive and dumpster enclosure to be
located along the blank northern wall of the building.
3. Above the relocated dumpster enclosure introduce high windows in the north
façade if possible.
4. In shifting the site plan to the south, provide a tree island adjacent to the
handicap stall.
5. Add landscaping between the sidewalk and building.
6. Substitute wood for the vinyl on the dumpster gates.
7. Shift all HVAC units behind the corner parapet walls.
8. Improve on the design of the overflow scuppers.
9. Refine the design of the window mullions.
10. Continue the coping brick up to the bottom of the drip cap and eliminate the
large metal coping cap.
11. All metal elements should be the same in color, such as canopies, downspouts
and storefront.
12. Insert a recessed sign band over the front entrance and reduce the size of the
sign. This will better integrate the sign into the building design as well as
reducing its side profile from the use of a raceway.
13. Either redesign the façade sign on the west elevation or devise a better
solution where it does not conflict with the brick detailing above the canopy.
14. Redesign the freestanding sign to better relate to the screen wall by inserting
channel letters into a recessed brick sign band in lieu of the plastic face sign.
Staff Recommendation:
Staff recommends “Conceptual Approval” with the comments noted above.

documentation submitted.

MOTION: Preliminary approval – address staff comments, provide an on-site sample
panel prior to beginning construction (sample panel drawing is to be provided
to staff prior to installation), better relate landscape to wall, restudy sign
pylon, color the roof membrane to match brick, resolve signage on west
elevation, consider canopy mounted signage.
