Chairman Eve declared there was a quorum present. APPROVAL OF MINUTES Ms. Hawkins motioned to approve the October 27th meeting minutes. Ms. Isaacs seconded the motion and it passed unanimously, 5-0. Greenway Gartens Multi-Family Mr. Tucker presented the proposed Greenway Gartens project. This project is going through the conditional zoning process. The Board made the following comments: - Appreciated the mix of architectural styles. - Overall, they felt the proposed buildings were very attractive. - The proposed layout is conducive to pedestrian activities. - The board requested to see details of the dumpster enclosure building and garage unit when available. The Board recommended approval of the proposed drawings. REZ 04-23 Royal Bliss Brewing Mr. Tucker gave an overview of the Royal Bliss Brewing Project located at 20607 Harborview Drive. This project is currently going through the conditional zoning process and is scheduled to be reviewed by the Planning Board on February 12th. The board recommended no changes to the proposed design. The Board asked to see the construction drawings for this project when available. REZ 05-23 Fruitful Roots Brewery Mr. Tucker gave an overview of the location of the new Fruitful Roots Brewery located at 20219 North Main Street. A 5,000 sq ft microbrewery is proposed and is currently going through the conditional zoning process. The board had the following comments: - The board is required to see a section of the rooftop to determine how the HVAC equipment will be screened from Main St. - Trash Dumpsters will be located in an enclosed courtyard along with forklifts and empty kegs concealed from the customers. - Any mural will require additional consideration from the ARB board. - The board recommended considering a mural on the parking lot side to break the blank wall. Overstory windows are another viable option. - Concerns about the buffer between the parking lot and the building for safety measures. - Consider adding curbing or bollards to discourage vehicles from hitting buildings. The board requested to see the construction drawings when available. REZ 06-23 Genesis Cornelius Mr. Tucker gave an overview of the Genesis Cornelius dealership. This new building is proposed adjacent to the Modern Nissan building. This project is currently going through the conditional zoning process. The board had the following comments: - Overall, the board felt the building was an improvement to Statesville Road. - There was a concern over the parapet height. The Board asked if the HVAC unit could be installed toward the back of the building. - The board recommended moving the detail bays to the rear of the north elevation and swapping it with the internal alignment rack area. Clear-story windows were also recommended to break up the side façade. The Board had no issue with facing the front of the building towards the internal driveway and noted that it matched the same style as the Modern Nissan Building. The Board Requested to review updated elevations when available. Old Business None New Business Mr. Tucker nominated Rick Kamakaris as Chairman and David Eve as Vice-Chair. The Board concurred with that recommendation unanimously. Mr. Tucker noted the final decision will be noted by the Town Board at an upcoming meeting. Next Meeting Friday, February 23, 2024.
