III. COA DESIGN REVIEW
a. COA #1
Location: 1725 N. Main
Owner: Alex Landau
Project: Townhome construction
Discussion: Mr. Landau presented updated drawings and materials for the townhomes originally discussed
informally at the April HPC Meeting. HPC was in favor of using 6 over 1 or 3 over 1 double-hung windows, and
then a light in the front door to match, either 6 panes or 3 panes. The windows should have substantial trim on
three sides - 4" to 4 1/2" - with a projecting sill below that extends to the far sides of the trim, around a 2"
projection and 2" height. The proposed stone base which was a point of concern at the last discussion is
proposed to be a square edged stone, and HPC felt it was appropriate for the building. Hutton made a motion to
approve the COA as presented and discussed in this meeting, and Nickrent seconded.

b. COA #2
Location: 910 Holyoake Road
Owner: Gina Bradford
Project: 10 x 10 cedar deck
Discussion: Additional information was presented regarding this COA which was originally discussed at the
regular May HPC meeting. Proposed guardrail detail was provided, though HPC questioned how the balusters
were attached; they could be sandwiched between horizontal boards, or exposed on one side. Nickrent made a
motion to approve the COA, and May seconded.
Aye - Ackerman, Caulk, Hutton, May, Nickrent, Wilkins
Nay - none
Motion Passed.
IV. ADDITIONAL DISCUSSION
a. Special Meetings
HPC discussed a willingness to expedite the COA review process where necessary and appropriate. Nickrent
suggested having a standing special meeting on the fourth Wednesday of each month that would only be enacted if
there was a special case. This would not be a meeting to review standard COA's, but only to follow up on COA's that
were discussed at the regular meeting and required additional information before approval, or other urgent matters.
The group present seemed amenable to this idea and will be discussed further at the next regular meeting.
V. ADJOURNEMENT: NEXT MEETING is Wednesday, July 14, 2017 – Tom May made a motion to adjourn,
Bob Nickrent seconded the motion. All in favor. Meeting was adjourned at 7:40pm.
