1 LAND USE COMMITTEE EDWARDSVILLE PLAN COMMISSION October 8, 2015 PRESENT ABSENT Veronica Armouti, Vice Chairman Beth Schlueter, Chairman Paul Pitts Jill Buford Mark Rabe Larry Miller Cheryl Porter, Staff John Mullane, PC Chairman Lisa Schneck, Staff Ben Powell Walt Blotevogel, Blotevogel Associates At the regular meeting of the Plan Commission's Land Use Committee, the following was discussed: Case 2015-31: RIDGEVIEW MANOR – Final Plat Developer: Paul A. Darr Trust Engineer: Blotevogel Associates Veronica Armouti stated she questioned the water drainage at the site. She was assured by staff that this was reviewed during the Preliminary Plat process. There are some larger trees on the site and if these trees were removed, it would cause more of a problem to put in a retention basin. The retention basin would hold water and draw mosquitoes. Cheryl Porter stated it currently sheet flows off the site. Staff felt there would be minimal change for the construction of 1 house on the 3-acre site. Mark Rabe stated his questions were answered during the Preliminary Plat review. Walt Blotevogel stated this is more of an estate lot and the drainage would be insignificant. Porter added that if the trees were removed, the root system loses its stability and cause more erosion to the site. RECOMMENDATION: Forward to Plan Commission with an unofficial recommendation for approval as presented (due to the lack of a quorum).
