1 LAND USE COMMITTEE EDWARDSVILLE PLAN COMMISSION April 26, 2018 7:00 PM PRESENT ABSENT Beth Schlueter, Vice Chairman John Mullane, Chairman Veronica Armouti, PC Chairman William Catalano Paul Pitts Dorothy Hummel Ryan Zwijack, Staff John McDole Cheryl Porter, Staff Mark Rabe At the regular meeting of the Plan Commission's Land Use Committee, the following item was discussed: A. Case 2018-06: Lakeview Farms – Division of Lot 1 Preliminary Plat Developer: Michael & Peggy Johnson Engineer: Sheppard, Morgan & Schwaab, Inc. Cheryl Porter explained that Lakeview Farms was originally setup as a 2 lot subdivision. Lot 1 is the bigger lot. They are now re-subdividing Lot 1 and making it into 2 parcels. The intent is for Lot 2 to be sold to allow it for a haven for a threatened species. The area which is now Lot 2 contained the required active greenspace. That has now been bought out as a result of re-platting that area. Beth Schlueter wanted to make sure what is being proposed will comply with the Comprehensive Plan. Staff stated the property will remain the same zoning which was designated through Madison County. This property is still in unincorporated Madison County. It is located within the City’s planning area and this is why it is being looked at. The Comprehensive Plan is for property within city limits and this parcel is not within city limits. It was asked what type of species they are protecting. It is the Illinois Chorus Frog. Both the Preliminary Plat and Final Plat are identical. It is a formality to review both plats. RECOMMENDATION: No formal recommendation can be made do to a lack of required committee members present for a quorum. Plats will be forwarded to Plan Commission for their review and approval. B.
