At the regular meeting of the Plan Commission's Land Use Committee, the following item was discussed:
A. Case 2019-03: Edwardsville Marketplace
Final Plat
Developer: SM Properties Edwardsville, LLC
Engineer: Oates Associates
Emily Fultz gave a brief overview of the Final Plat for Edwardsville Marketplace. It is a straight forward
subdivision for the creation of two new lots (Lots C and D). There is change in greenspace location on
this plat and it is different from what was approved on the Preliminary Plat. On sheet 3, there is a 5 foot
greenspace strip along the southern property line of Lot C and Lot D is a 4 foot strip along the north and
south property lines. The Preliminary Plat showed a 3 foot strip along the perimeter of all sides of those
lots. This will be changed back to what was approved on the Preliminary Plat before the Plan
Commission meeting. Sewer will be extended to Lot D and both water and sewer will be extended to Lot
C. Those improvements will be installed prior to this plat proceeding forward to Plan Commission.
Tom Cissell agreed there were two changes made. They will be providing underground stormwater for
Lot D which is in the design process now. The greenspace exceeds the required 4% by just doing the
strips on the edge of the properties. The underground detention will make up for what detention will be
leaving. The real estate market drives the factor for underground detention.
John Mullane informed the board that he will not be voting on this item as there is a conflict of interest.
Motion: Rabe. Move to forward the Final Plat to Plan Commission with approval by this committee.
SECONDED: Hummel. Ayes: 3, Nays: 0, Abstain: 1.
