A. Case 2015-24 - A public hearing regarding a rezoning of properties generally
described as being located along the West Side of South Kansas Street at its
intersection with W. Schwarz Street. Subject properties would be rezoned from
B-1 Central Business District to R-1 Single Family Residence District.

IV. NEW CASES
A. Case 2015-21 – A Public Hearing for a proposed Planned Unit Development
(PUD) of property generally described as being within the northwest corner of an
approximately 80 acre parcel located on the south side of Goshen Road, across
from Vicksburg Drive and assigned the Property Identification Number of 14-1-15-
24-00-000-017 (7126 Goshen Road). Hawthorne Hills Development, LLC is
proposing the 10.7 acre “Hawthorne Hills” PUD comprised of up to (but not more
than) 30 detached single-family homes. Hawthorne Hills Development, LLC is
seeking this PUD to allow flexibility with building placement. As part of the PUD
review process, this public meeting will give interested parties an opportunity to
hear preliminary plans for this PUD site and allow the Edwardsville Plan
Commission to offer informal input on the project prior to the formal review
process.

V. OLD BUSINESS
A. Case 2015-08 - A petition by the City of Edwardsville requesting a zoning text
amendment to adopt the I-55 Corridor Plan Development Regulations and District
Map showing Development District Boundaries.
These development regulations will apply to the following properties within the City of
Edwardsville corporate limits (listed by address if applicable, Property Identification
Number, and general location description):
1. 1 Horticultural Lane (10-1-16-16-00-000-023 part) – West side of Staunton
Road, South of IL Route 143.
2. Unaddressed 10 acre property (10-1-16-17-00-000-011) – Southeast corner of
Interstate 55 and IL Rt 143.
3. Unaddressed 88 acre property (10-1-16-17-00-000-021) – Southwest corner of
Interstate 55 and IL Rt 143.
4. Unaddressed 90.67 acre property (10-1-16-17-00-000-002) – North side of IL
Route 143, north of the intersection of Governors Parkway and IL Rt 143.
5. 3703 Blackburn Road (10-1-16-17-00-000-009) – North side of western
terminus of Blackburn Road.
6. Unaddressed 15.94 acre property (10-1-16-18-00-000-006.006) – South side
of Governors Parkway, approximately 1,500 feet east of the intersection of
District Drive and Governors Parkway.
7. Unaddressed 13.67 acre property (10-1-16-18-00-000-006) – North side of
Governors Parkway, approximately 1,600 feet east of the intersection of
District Drive and Governors Parkway.
8. 3787 Raymond Road (10-1-16-18-00-000-005) – Immediately south of the
present south terminus of Raymond Road.
