Zoning Board of Appeals AGENDA January 25, 2016 7:00 P.M. I. ROLL CALL II. APPROVAL OF MINUTES A. Minutes of November 23, 2015 meeting. III. ZONING CASES A. Case 2016-01 Special Use Permit Trailhead Church has petitioned the City of Edwardsville for a Special Use Permit. The purpose is to allow a church or other place of worship to be located on property within the B-1 Central Business District. The specific property is addressed as 131 Hillsboro Avenue and more specifically identified as PID 14-2-15-11-11-201-004. B. Case 2016-02 Variance The Store has petitioned the City of Edwardsville for a Variance. The purpose is to permit the addition of a walk-in cooler (23’ x 8’) with a 3’9” setback to the side property line resulting in a 21’ 3” variance. The site is zoned B-2 Commercial Business District, addressed as 701 Hillsboro Avenue and more specifically identified as PID 14-2-15-12-05-101-021. C. Case 2016-03 Special Use Permit Case 2016-03a Variance Catherine Murray, Killeen Studio Architects representing Harco Properties, LLC has petitioned the City of Edwardsville for a Special Use Permit and a Variance. The purpose of the Special Use Permit is to allow for a drive-thru facility. The requested variance is to allow a yard of “less dimension” and would allow the building to be constructed with a five foot (5’) setback from the North property line rather than the required twenty-five foot (25’) setback. The site is zoned B-2 Commercial Business District, addresses as 1501 Troy Road and more specifically identified as PID 14-2-15-14-16-401-025. NOTE: At the applicant’s request, the above item has been tabled until the February 22, 2016 Zoning Board of Appeals meeting. D. Case 2016-04 Special Use Permit Kristen Pfund has petitioned the City of Edwardsville for a Special Use Permit. The purpose is to allow six (6) dwelling units above the first story at a property located in the B-1 Central Business District. The specific property is addressed as 113 Plaza Court and more specifically identified as PID 14-2-15-11-11-202-016. IV. OLD BUSINESS 2 V. NEW BUSINESS VI. ADJOURNMENT
