A. Case 2016-09 Special Use Permit
Ruth’s House of Edwardsville Real Estate LLC has petitioned the City of Edwardsville for a Special
Use Permit. The purpose is to allow the site to be utilized as an “Assisted Living Residence,
Hospice Residence, and Skilled Nursing Facility”. The property is zoned R-2 Multiple-Family
Residence District and is the former Relais Bonne Eau Hospice Facility. The specific property is
addressed as 7325 & 7331 Marine Road and more specifically identified as PID 10-1-16-07-00-000-
016.
B. Case 2016-10 Variance
Plocher Construction has petitioned the City of Edwardsville for a variance to allow for a 20%
reduction in required off-street parking for an undeveloped parcel currently addressed as 1
Horticultural Lane. Section 1250.13 (Off Street Parking and Loading) would require 194 parking
spaces; if approved, the proposed building would have 156 parking spaces. The property is zoned
B-2 Commercial/Business District. The specific property identified as PID 10-1-16-16-00-000-
023.006 and is a vacant tract located immediately west of Hortica Insurance.
C. Case 2016-11 Special Use Permit
John Celuch has petitioned the City of Edwardsville for a Special Use Permit. The purpose is to
allow one (1) dwelling unit above the first story at a property located in the B-1 Central Business
District. The specific property is addressed as 222A North Main Street and more specifically
identified as PID 14-2-15-11-10-104-013.
