A. Case 2016-19 – Zoning Amendment
Forbes Devco LLC has petitioned the City of Edwardsville for a zoning amendment to
re-zone the property from M-1 Light Manufacturing District to B-2 Commercial
Business District. The property is addressed as 222 First Avenue and more
specifically identified as PID 14-2-15-14-16-401-029.001 and was formerly the site of
Bill’s Montclaire Floral.
B. Case 2016-19(a) - Variance
The applicant is also requesting a variance to allow a 20% reduction in required off-
street parking for the property. Section 1250.13 (Off Street Parking and Loading)
would require 17 parking spaces; if approved, the proposed variance would allow re-
use of the building with 14 parking spaces.
