to open session items on this agenda that are received less than 72 hours prior to this meeting, and

Translation services are provided for meetings through the use of bilingual staff for speakers who

620 N. Brand Boulevard and 625 N. Maryland Avenue
DRB Case No. PDR 2119308
PROJECT DESCRIPTION
The applicant is proposing to maintain the existing six-story commercial bank/office building
at 620 N. Brand Boulevard, demolish the two-level parking garage and adjacent commercial
building to the rear along Maryland Avenue (625 N. Maryland Avenue), and construct a new
294-unit, 24-story multi-family residential building on the easterly half of the 63,760 SF (1.48
acre) project site zoned DSP Gateway District. The Project includes 373 subterranean
parking spaces for the residential use and 129 above-ground, replacement parking spaces
for existing commercial bank building, as well as a sizeable, publicly accessible open space
courtyard/plaza fronting Brand Boulevard and residential amenity spaces and decks
throughout the project. The proposed FAR is 7.25 and the building height is 266 feet (7.25
FAR and 275 feet maximum by right). The project complies with all of the development
standards and no variances are proposed. The project is being presented to the Design
Review Board for advisory comments.
ENVIRONMENTAL DETERMINATION
The Community Development Department, after having conducted an Initial Study, is
finalizing a Sustainable Communities Environmental Assessment (SCEA) for the project.
The proposed SCEA and all documents referenced therein will be available for review on the
Planning Division website at: http://www.glendaleca.gov/environmental. The proposed
Sustainable Communities Environmental Assessment Comment Period has tentatively been
scheduled for January 13, 2022 to February 14, 2022. Written comments may be submitted
to the Community Development Department, Planning Division Office, during the 30-day
review period.

PROJECT DESCRIPTION
The applicant is proposing to demolish the existing 1,407 square-foot (SF) single-family
dwelling and detached two-car garage (originally built in 1930) and to construct a new one-
story, 2,719 SF single-family dwelling with attached two-car garage on a 14,400 SF lot in the
R1 (FAR District I) Zone. The existing swimming pool and detached ADU in the backyard will
remain.
ENVIRONMENTAL DETERMINATION
The project is exempt from CEQA as a Class 3 “New Construction or Conversion of Small
Structures” exemption, pursuant to Section 15303(a) of the State CEQA Guidelines,
because the project involves the development of one single-family residence.

PROJECT DESCRIPTION
The applicant is requesting approval to maintain existing non-permitted features, such as
stair railing, pillars, window change-outs, etc., to the front façade and front yard of a 1,414
square-foot single-family residence (built in 1922) located on a 6,000 square-foot lot in the
R1R, District III zone. No additional square footage is proposed as part of the project.
ENVIRONMENTAL DETERMINATION
The project is exempt from CEQA review as a Class 1 “Existing Facilities” exemption,
pursuant to Section 15301 of the State CEQA Guidelines, because the project is the
legalization of architectural features for an existing single-family house.
