AGENDA DESIGN REVIEW BOARD VIA TELECONFERENCE ONLY Meetings are broadcast live on Glendale TV, viewable on Spectrum Cable, channel 6, and AT&T U- verse, channel 99. ITEM: 1766 Cielito Drive DRB Case No. PDR 2113521 PROJECT DESCRIPTION THIS ITEM IS CONTINUED TO THE NEXT DRB MEETING ON FEBRUARY 24, 2022. The applicant is proposing to demolish the existing one-story, 3,246 square-foot (SF) single- family dwelling with attached, two-car garage (originally built in 1961) and to construct a new two-story, 5,337 SF single-family dwelling with an attached, subterranean, three-car garage on a 23,620 SF, double-frontage lot located in the R1R (FAR District II) Zone. The new house also features an outdoor deck and new swimming pool. ENVIRONMENTAL DETERMINATION The project is exempt from CEQA as a Class 3 “New Construction or Conversion of Small Structures” exemption, pursuant to Section 15303(a) of the State CEQA Guidelines, because the project involves the development of one single-family residence. b. ITEM: 1133 Park Avenue DRB Case No. PDR 2120224 PROJECT DESCRIPTION To construct a new 876 square-foot, two-story addition at the rear of an existing one-story, 1,014 square-foot single-family residence (constructed 1939) with a detached, two-car garage (to remain) on a 6,208 square-foot property located in the R-2250 (Medium Density Residential) Zone. ENVIRONMENTAL DETERMINATION 2 The project is exempt from CEQA as a Class 1 “Existing Facility” exemption, pursuant to Section 15301(e)(1) of the State CEQA Guidelines, as the proposed addition to a single family residence will not result in an increase of more than 2,500 square-feet. c. ITEM: 526, 528 and 532 Hazel Street DRB Case No. PDR 216686 PROJECT DESCRIPTION To construct a new 3-story, 17-unit multi-family residential building, featuring two affordable units restricted to very-low income households and a one-level, 38-space, subterranean parking garage, on a 20,328 SF project site located in the R-2250 (Medium Density Residential) zone and composed of three adjoining lots (526, 528 and 532 Hazel Street). The existing three, one-story residential dwellings and two detached garages located at 526 Hazel (built in 1920) and 528 Hazel Street (built in 1932 and 1949) are proposed to be demolished. 532 Hazel Street is a vacant lot. ENVIRONMENTAL DETERMINATION The project is exempt from CEQA as a Class 32 “Infill Development” exemption, pursuant to Section 15332 of the State CEQA Guidelines, because the project meets all the conditions for an in-fill development project. 8.
