REPORTS REGARDING POSTING OF AGENDA The Agenda for the July 27, 2023 Regular Meeting of the Glendale Design Review Board was posted on the City’s website on July 20, 2023, and on the Bulletin Board outside City Hall on July 21, 2023. 3. NEW BUSINESS a. ITEM: 1750 Golf Club Drive DRB Case No. 000887-2023 PROJECT DESCRIPTION To construct a new two story, 3,532 square foot (SF) single family house with an attached 697 SF three car garage located on a 20,800 SF hillside lot The existing detached garage/carport area will be demolished. The average current slope of the property is 32.25 percent and the project proposes to grade 1 62 cubic yards (cut and export). Additionally, a new 500 SF junior accessory dwelling unit (JADU) is proposed within the new house and the existing 1,216 SF single family house (built in 1948) will be converted in the future to a 1,000 SF, detached ADU. The property is zoned R1R II (Restricted Residential, Floor Area Ratio District II). ENVIRONMENTAL DETERMINATION The project is exempt from CEQA review as a Class 3 “New Construction or Conversion of Small Structures” exemption pursuant to Section 15303 of the State CEQA Guidelines because the project involves the construction of a new single-family residence. The property was reviewed by staff and does not appear to be eligible for designation at the federal, state, or local level and is therefore not considered a historic resource under CEQA. b. ITEM: 221 Thompson Avenue DRB Case No. 001101-2023 PROJECT DESCRIPTION To construct a new two-story, 2,600 square-foot single-family residence and an attached garage on an 8,250 square-foot lot in the R1, District II H (Horse overlay) zone. The existing 942 square-foot residence, built in 1938, will be demolished as a result of the project as will the circa 1961 guest house/storage structure located behind the existing residence. A new two-story accessory structure, including a 735 square-foot, two-car garage with a 598 square-foot ADU above the garage will remain as part of the project. ENVIRONMENTAL DETERMINATION The project is exempt from CEQA review as a Class 3 “New Construction or Conversion of Small Structures” exemption pursuant to Section 15303 of the State CEQA Guidelines 2 because the project is the construction of a new single-family house. The property does not appear eligible for historic designation at the federal, state or local levels and is therefore, not considered a historic resource under the California Environmental Quality Act. 8.
