AGENDA DESIGN REVIEW BOARD Municipal Services Building 633 E. ITEM: 1329 Thompson Avenue ITEM CONTINUED TO MAY 9, 2024 DRB Case No. 001293-2023 PROJECT DESCRIPTION To demolish an existing 1,228 square-foot (SF) single-family dwelling (built in 1931) and construct a new two-story, 2,348 SF single-family dwelling, a new, two-car detached garage accessible from the rear alley, and a new 675 SF detached accessory dwelling unit. The subject site is 7,849 SF located in the R1 (Low Density Residential, Floor Area Ratio District I) Zone. ENVIRONMENTAL DETERMINATION The project is exempt from CEQA review as a Class 3 “New Construction or Conversion of Small Structures” exemption, pursuant to Section 15303 of the State CEQA Guidelines, because the project involves the demolition and construction of a single-family dwelling. b. ITEM: 1433 Mildine Drive DRB Case No. 002471-2023 PROJECT DESCRIPTION To add a new 720 square-foot (SF) second story addition and add a 253 SF to the first floor of an existing 1,330 SF one-story single-family residence (built in 1941) with an existing detached two-car garage on a 6,860 square-foot lot zoned R1 (Floor Area District II). ENVIRONMENTAL DETERMINATION The project is exempt from CEQA review as a Class 1 “Existing Facilities” exemption, pursuant to Section 15301(e) of the State CEQA Guidelines because the proposed addition to the existing structure will not result in an increase of more than 2,500 SF of floor area. c. ITEM: 1349 Thompson Avenue DRB Case No. 2120772-B 2 PROJECT DESCRIPTION The applicant is proposing to demolish a 1,434 square-foot (SF), one-story single-family house (originally constructed in 1923) with a detached garage, and construct a two-story, 2,287 SF house with a detached, two-car garage on an approximately 7,849 SF lot in the R1-I (FAR District I) Zone. ENVIRONMENTAL DETERMINATION The project is exempt from CEQA review as a Class 3 “New Construction” exemption pursuant to Section 15301 of the State CEQA Guidelines because the project consists of one single-family residence. 8.
