verse, channel 99. Meetings are also streamed live in high definition (HD) on the city's webpage,
glendaleca.gov/live, on YouTube.com/myglendale, and on Apple TV, Roku, and Amazon Fire devices
using a free app called Screenweave and choosing “Glendale TV” from the menu. Meetings are also

to open session items on this agenda that are received less than 72 hours prior to this meeting, and

Translation services are provided for meetings through the use of bilingual staff for speakers who

PROJECT DESCRIPTION
Application of a density bonus, pursuant to State Density Bonus Law and GMC 30.36, to
construct a new 9,760 square-foot (SF), three-story,11-unit rental housing project, with one
unit being reserved for very low income households, and with a request for two incentives

and two waivers. The two incentives are for additional height/stories and reduced setbacks,
and the two requested waivers are for increased floor area ratio and decreased unit sizes, in
the “R-1250” - (High Density Residential), described as Lot 2 in Block 6 of Town of Glendale,
in the City of Glendale, County of Los Angeles, State of California, as per map recorded in
Book 14, Pages 95 and 96 of Miscellaneous Records, in the Office of the County of
Recorder of said county. APN 5642-018-039. The project qualifies for reduced parking
inclusive of guest and handicapped spaces, tandem spaces, and at-grade parking under the
State Density Bonus Law and GMC 30.36.090. Development of the project requires
demolition of an existing three-unit multi-family building (constructed in 1946), and Design
Review Board approval.
ENVIRONMENTAL DETERMINATION
This project is categorically exempt from California Environmental Quality Act (CEQA)
review as a Class 32 “In-Fill Development Project”, pursuant to Section 15332 of the State
CEQA Guidelines.
