PROJECT DESCRIPTION The applicant is requesting approval of an Administrative Use Permit (AUP) to allow the continued use of on-site sales, service, and consumption of all types of alcoholic beverages at an existing full-service restaurant in conjunction with an expansion to the restaurant use by adding an outdoor dining area (3,251 square feet) in the "C3" – Commercial Services Zone, described as Wyvell’s Casa Verdugo Tract No 2, Map Book 11-151. The applicant is also requesting a Parking Reduction Permit (PRP) to permit no on-site parking spaces where 18 on-site parking spaces per CUP (7706-CU) are required, plus an additional 33 required spaces to account for the expanded area of outdoor dining space (51 total parking spaces). ENVIRONMENTAL DETERMINATION The project is categorically exempt from California Environmental Quality Act (CEQA) review under Section 15301 “Existing Facilities,” because the proposed addition to the existing structure will not result in an increase of more than 10,000 square feet of floor area. 2
