business days) or as soon as practicable for requests regarding sign language translation and
Braille transcription services. All documents related to open session items on this agenda that are
received less than 72 hours prior to this meeting, and are public records, will be available for review

PROJECT DESCRIPTION
The applicant is requesting a Standards and Setback Variance to demolish an existing 266
square foot detached garage and to construct a new 271 square foot detached garage

located within the required street front setback (one foot, four inch proposed; 25 feet
required) with reductions to the required interior dimensions of a two-car garage (13 feet, 4
inch by 17 feet, 4 inch proposed; 20 feet by 20 feet required), required garage door width
(12 feet, 8 inch proposed; 16 feet required), and required driveway length (one foot, four
inch proposed; 20 feet required) on a 4,000 square foot parcel, zoned R1 II (Low Density
Residential, Floor Area District II) developed with a 760 square foot single-family dwelling,
in the “R1 II” - (Low Density Residential, Floor Area District II) Zone, described as Lot 99,
Licensed Surveyors Map, Book 14, Page 27-28.
ENVIRONMENTAL DETERMINATION
This project is categorically exempt from CEQA environmental review under Section
15303(e) as a Class 3 “New Construction or Conversion of Small Structures” exemption
because the project involves construction of a detached garage (accessory structure).

Variance Case No. PVAR-001449-2023
PROJECT DESCRIPTION
The applicant is requesting a Standards Variance to allow the construction of a new 100
square foot addition to an existing 3,231 square foot single-family dwelling on a 10,890
square foot lot, zoned "R1" - (Low Density Residential) Floor Area Ratio District I, described
as Lot 6, Tract No.1576 (APN: 5629-015-018). The proposed second story addition further
exceeds the permitted maximum FAR and is directly above the existing building envelope
of the first floor.
ENVIRONMENTAL DETERMINATION
The project is categorically exempt from California Environmental Quality Act (CEQA)
review under Section 15301 “Existing Facilities” and under Section 15331 “Historical
Resource Restoration/Rehabilitation” because the proposed project is a minor addition to
an existing building.
