Under Phase 5, all sectors of the economy can resume at regular capacity with new safety guidelines and procedures. Pursuant to the Illinois Department of Commerce & Economic Opportunity’s Guidelines, it is recommended that any individual appearing in-person who is not fully vaccinated wear a face-covering to cover their nose and mouth. Citizens who are unable to attend the meeting can email comments in advance of the meeting to publiccomment@joliet.gov. CALL TO ORDER ROLL CALL Present John Dillon, Jason Cox, Jeff Crompton, Fredrick "Rick" Moore, Brigette Roehr, Marc Rousonelos and Bob Wunderlich Absent John Kella and Roberto Perez APPROVAL OF MINUTES TMP-2009 Attachments: 061721.pdf A motion was made by Fredrick "Rick" Moore, seconded by Jeff Crompton, to approve the June 17, 2021 Plan Commission Minutes. The motion carried by the following vote: Aye: Dillon, Cox, Crompton, Moore, Roehr, Rousonelos and Wunderlich Absent: Kella and Perez CITIZENS TO BE HEARD ON AGENDA ITEMS None. OLD BUSINESS: PUBLIC HEARING During the Public Hearing, members of the public will be allowed to present evidence and ask questions subject to the rules of the meeting. NEW BUSINESS: PUBLIC HEARING During the Public Hearing, members of the public will be allowed to present evidence and ask questions subject to the rules of the meeting. A-7-21: 1ST AMENDMENT TO THE ANNEXATION AGREEMENT CONCERNING PROPERTY AT 3501 CHANNAHON ROAD TO ALLOW TRUCK PARKING. TMP-2005 Attachments: A-7-21 - 1st Amend to Annex Agree - 3501 Channahon Rd - Combined Plan Commission Staff Report Page 1 of 3 Plan Commission Meeting Minutes - Final July 15, 2021 Mr. Torri stated the petitioner requested the application be tabled so that they can request a zoning change with the property as well. It will come back to the Plan Commission in August. A motion was made by Bob Wunderlich, seconded by Marc Rousonelos, to table the 1st Amendment to the Annexation Agreement Concerning Property at 3501 Channahon Road to Allow Truck Parking. The motion carried by the following vote: Aye: Dillon, Cox, Crompton, Moore, Roehr, Rousonelos and Wunderlich Absent: Kella and Perez P-4-21: PRELIMINARY PLAT OF ST. FRANCIS OUTLOT, A MINOR SUBDIVISION. TMP-2003 Attachments: P-4-21 - St. Francis Outlot Subdivision - Combined Plan Comission Staff Report Mr. Torri gave the Planning Staff Report. Ms. Cassidy Naylor, Camburas Theodore Architects, appeared on behalf of the petition. Chairman Dillon inquired about the location and number of buildings as well as the drive thru. Mr. Torri responded. No one appeared in opposition to the petition. A motion was made by Jeff Crompton, seconded by Fredrick "Rick" Moore, to recommend for approval by the full City Council the Preliminary Plat of St. Francis Outlot, A Minor Subdivision. . The motion carried by the following vote: Aye: Dillon, Cox, Crompton, Moore, Roehr, Rousonelos and Wunderlich Absent: Kella and Perez P-5-21: PRELIMINARY PLAT OF CHERRY HILL BUSINESS PARK WEST, UNIT 6 SUBDIVISION. FP-4-21: FINAL PLAT OF CHERRY HILL BUSINESS PARK WEST, UNIT 6 SUBDIVISION, PHASE 1. TMP-2007 Attachments: P-5-21 & FP-4-21 - Cherry Hill Business Park Subdivsion - Combine Plan Commission Staff Report Mr. Torri gave the Planning Staff Report. Mr. Ken Nyenhuis, Northern Builders, appeared on behalf of the petition. Page 2 of 3 Plan Commission Meeting Minutes - Final July 15, 2021 No one appeared in opposition to the petition. Mr. Torri reported that something came up last minute with Public Works and they will work it out with the developer before it goes before the City Council. Mr. Greg Ruddy, Director of Public Works, explained the issues from Public Works pertaining to road improvements for the development. He feels it can be worked out prior to the City Council meeting. Chairman Dillon said he felt it should be tabled so that there is time to work out the issues. Mr. Nyenhuis responded that he does not feel this should be a concern for the project because it is not in the area of the current project. A motion was made by Bob Wunderlich, seconded by Fredrick "Rick" Moore, to table the Preliminary Plat of Cherry Hill Business Park West, Unit 6 Subdivision and the Final Plat of Cherry Hill Business Park West, Unit 6 Subdivision, Phase 1. The motion carried by the following vote: Aye: Dillon, Moore, Rousonelos and Wunderlich Nay: Cox, Crompton and Roehr Absent: Kella and Perez NEW OR OLD BUSINESS, NOT FOR FINAL ACTION OR RECOMMENDATION None. PUBLIC COMMENT None. ADJOURNMENT A motion was made by Brigette Roehr, seconded by Jason Cox, to adjourn.
