Mr. Nathaniel Washburn, Attorney with KGG, LLC, appeared on behalf of the petition. Mr. Washburn answered the Commissioners questions. No one appeared in opposition to the petition. A motion was made by Bob Wunderlich, seconded by John Kella, to recommend for approval by the City Council the Annexation of .75 Acres located at 420 Rowell Avenue, Classification to I-1 (Light Industrial) Zoning and Approval of an Annexation Agreement, the Preliminary Plat of Rowell Storage Subdivision, the Final Plat of Rowell Storage Subdivision, the Reclassification of .41 Acres located at 414 Rowell Avenue from R-2 (Single-Family Residential) to I-1 (Light Industrial) Zoning and the Vacation of Portions of Unused Fourth Avenue, Florence Street and Adjacent Alley. City Staff appeared on behalf of the petitions. No one appeared in opposition to the petitions. A motion was made by Jason Cox, seconded by Jason Heath, to recommend for approval by the City Council the Reclassification of 9.727 Acres at 18651 W. Manhattan Road to R-1 (Single-Family Residential) Zoning and the Reclassification of 45.5 Acres South of 18651 W. The motion carried by the following vote: Aye: Dillon, Kella, Cox, Crompton, Perez, Roehr, Wunderlich and Heath Absent: Rousonelos PUD-6-23: PRELIMINARY PLANNED UNIT DEVELOPMENT OF RIVERWALK HOMES. TMP-5827 Attachments: PUD-6-23 (Riverwalk Homes) Staff Report Packet Ms. Jayne Bernhard gave the Planning Staff Report. Mr. Peter Holsten, Holsten Chicago, appeared on behalf of the petition. Mr. Holsten answered the Commissioners questions. Ms. Chantel Hair, resident of Riverwalk, appeared in favor of the petition. Mr. Damon Stunich, area resident, appeared in favor of the petition however he has a problem with the history of the project since it was built. He would like to see the petition tabled so the City can look at it again. Mr. Jeff Pritz, resident of the near west side, appeared in favor of the petition. There was discussion regarding the contract. Mr. Regis, Deputy Corporation Counsel, gave further detail about the contract. Ms. Trudy Mills, spoke about the black mold in the current building. If the building is being remodeled and not torn down, what will they do about the black mold. Mr. Holsten responded. Ms. Erica Smith, spoke about the mold issue, as well as a mice infestation, shootings etc. Currently there is no park for the children to play at. Ms. Shalva Dickerson, spoke about the violence in the area. Commissioner Wunderlich asked who monitors the PUD's to make sure they are in compliance. Ms. Bernhard responded. Commissioner Roehr inquired about the relocation process. Mr. Holsten responded. A motion was made by Jason Cox, seconded by Brigette Roehr, to recommend for approval by the City Council the Preliminary Planned Unit Development of Riverwalk Homes.
