A motion was made by Bob Nachtrieb, seconded by Vincent Alessio, to approve
the October 20, 2022 Zoning Board of Appeals Meeting Minutes. The motion
carried by the following vote:

A motion was made by Bob Nachtrieb, seconded by Vincent Alessio, to table
PETITION 2022-47: A Variation on signage to allow a wall sign that does not
face a public way, located at 2211 W. Jefferson Street. The motion carried by
the following vote:

NEW BUSINESS: PUBLIC HEARING
During the Public Hearing, members of the public will be allowed to present evidence and ask
questions subject to the rules of the meeting.
PETITION 2022-65: A series of Variations to reduce the front TMP-4724
yard setback from 30 ft. to 17.5 ft. and to reduce the northern
side yard setback from 8.44 ft. to 7.64 ft. to enclose the
existing covered front porch, located at 1109 Nicholson
Street.

PETITION 2022-65: A series of Variations to reduce the front yard setback from
30 ft. to 17.5 ft. and to reduce the northern side yard setback from 8.44 ft. to
7.64 ft. to enclose the existing covered front porch, located at 1109 Nicholson
Street. The motion carried by the following vote:

on one lot and to reduce the minimum lot area per family
from 2,500 sq. ft. to 2,039 sq. ft. per unit to allow the addition

Chairman Hennessy swore in Ms. Diane Hill, 22538 S. Joseph Avenue,
Channahon, IL. Ms. Hill appeared in support of this petition. Mr. McShane asked
how many people will live in the proposed fifth unit, Ms. Hill said preferably one
person. Mr. Nachtrieb asked if there have been any complaint calls, Ms. Hill said
no.

Chairman Hennessy swore in Mr. Tom Fitzpatrick, 6225 62nd St., Indianapolis,
IN. and Mr. Tom Osterberger, 111 N. Ottawa St., Joliet, IL. Mr. Fitzpatrick & Mr.
Osterberger appeared in support of this petition. Mr. Osterberger explained that
a self-storage facility will be a better fit than an industrial use at this site. Mr.
Fitzpatrick gave a brief overview of the Storage of America company and their
plans for the proposed Joliet facility. Mr. Nachtrieb asked about the
neighborhood meeting.
Chairman Hennessy swore in Ms. Carlotta Sims, 2640 Par Four Ln. Joliet, IL.
Ms. Sims appeared in opposition to this petition. Ms. Sims has concerns about
safety.
Chairman Hennessy swore in Mr. Ron Richter, 2534 Par Four Ct., Joliet, IL. Mr.
Richter appeared with concerns about the added traffic and the screening of the
site. Mr. Torri added that there will be a solid fence between the proposed facility
and the neighbors.
Chairman Hennessy swore in Ms. Elaine Flynn, Joliet, IL. Ms. Flynn appeared in
opposition to this petition.

Flynn appeared in opposition to this petition.
Mr. Osterberger & Mr. Fitzpatrick addressed the concerns of the residents.

Chairman Hennessy swore in Mr. Issac Issa, 19714 S. Hunter Trail, Mokena, IL.,
Mr. Gary Myers, 21 Ashford Ct., Lincolnshire, IL. and Mr. Tom Osterberger, 111
N. Ottawa St., Joliet, IL. Mr. Osterberger, Mr. Issa & Mr. Myers appeared in
support of this petition. Mr. Myers spoke about the economic impact from the
proposed facility. Mr. Myers explained that the new Houbolt Road bridge there
will be a major traffic increase along this route. Mr. Myers also said that the
repair facility included with this proposal will help with the traffic issues and rail
yard back ups.
Chairman Hennessy swore in Ms. Cathleen Garthus, 23656 S. Vetter Road,
Elwood, IL. Ms. Garthus appeared in opposition to this petition. Ms. Garthus has
concerns with traffic, noise, lighting, visibility due Vetter Road having a few hills
and truck drivers not obeying local traffic laws. Mr. Issa addressed Ms. Garthus'
to the traffic concerns and issues with his truck drivers.
