December 15, 2022 Zoning Board of Appeals Meeting TMP-5107 Minutes Attachments: 12-15-22 ZBA Minutes A motion was made by Jim Riggs, seconded by Bob Nachtrieb, to approve the December 15, 2022 Zoning Board of Appeals Meeting Minutes. Ms. Gannon-Keegan appeared in support of Petition 2023-01: A Variation to allow recreation rooms, exercise room and a full bathroom as accessory uses in an addition to an existing detached garage, located at 900 Western Avenue. OLD BUSINESS: PUBLIC HEARING During the Public Hearing, members of the public will be allowed to present evidence and ask questions subject to the rules of the meeting. Mr. Spesia appeared in support of his petition. Chairman Hennessy swore in Mr. McCue, 808 Mason Avenue, Joliet, IL. Mr. McCue appeared on behalf of the Cathedral Area Preservation Association. Mr. McCue stated that CAPA did not have any issues with the proposed garage addition. Chairman Hennessy swore in Mr. Antonio Alvarado, 816 Western Avenue, Joliet, IL. Mr. Alvarado appeared in support of this petition. Chairman Hennessy asked if any one else would like to speak on behalf of this petition. No one came forward. The motion carried by the following vote: Aye: Hennessy, Alessio, Nachtrieb, Riggs, Roehr and McShane PETITION 2023-04: A Special Use Permit to allow an early TMP-5090 education and day care facility, located at the Southwest corner of Drauden Road & Caton Farm Road. Chairman Hennessy swore in Mr. Iran Yashouafar,18401 Burbank Blvd., Tarzana, CA. and Mr. Thomas Carroll, 1207 Cedarwood Dr., Crest Hill, IL. Mr. Yashouafar & Mr. Carroll appeared in support of this petition. Mr. Torri noted that a public comment was received regarding this development. Mr. Nachtrieb asked about the traffic, Mr. Torri answered that the City's Traffic Engineer did not see any traffic issues at this site. Mr. Torri also said that this use will generate less traffic and only during certain hours of the day. Mr. Carroll noted that the site is intended for commercial use.
