A motion was made by Jim Riggs, seconded by Bob Nachtrieb, to approve the
May 18, 2023 Zoning Board of Appeals Meeting Minutes. The motion carried by
the following vote:
Aye: Hennessy, Alessio, Nachtrieb, Riggs and McShane

During the Public Hearing, members of the public will be allowed to present evidence and ask
questions subject to the rules of the meeting.
PETITION 2023-31: A Variation to allow a detached garage TMP-5943
that is larger in footprint than the principal structure, located
at 111 S. Midland Avenue.

Chairman Hennessy swore in Mr. Jimmy Hensley, 111 S. Midland Avenue,
Joliet, IL. Mr. Hensley appeared in support of this petition. Mr. Hensley explained
that he does not use his residence for his business.
Chairman Hennessy swore in a resident from 108 S. Midland Avenue. He
appeared in support of this petition.
Chairman Hennessy asked if anyone else would like to speak on behalf of this
petition. No one came forward.
A motion was made by Bob Nachtrieb, seconded by Pat McShane, to approve
PETITION 2023-31: A Variation to allow a detached garage that is larger in

Northbrook, IL. Mr. Bhambra appeared in support of his petition. Chairman
Hennessy asked how long Mr. Bhambra has owned the gas station, Mr.
Bhambra answered 16 or 17 years.
Chairman Hennessy swore in Mr. Barry McCue, 808 Mason Avenue, Joliet, IL.
Mr. McCue appeared in opposition to this petition due to the lack of landscaping
in the proposed site plan.
Chairman Hennessy asked if any one else would like to speak on behalf of this
petition. No one came forward.
A motion was made by Vincent Alessio to approve PETITION 2023-33: A
Variation of Use to allow a gas station in a B-1 (Neighborhood Business) zoning
district, located at 324 S. Larkin Avenue, PETITION 2023-34: A Special Use
Permit to allow a gas station, located at 324 S. Larkin Avenue and PETITION
2023-35: A series of Variations to allow reduction of the landscape area from 10’
to 5’, and to allow an exit lane for an automobile service station on the same
block front and within 20’ of a residential zoning district, located at 324 S. Larkin
Avenue. The motion carried by the following vote:
