CALL TO ORDER ROLL CALL Present Ed Hennessy, Ed Hennessy, Vincent Alessio, Bob Nachtrieb, Jim Riggs, Colette Safford, Brigette Roehr and Pat McShane APPROVAL OF MINUTES Zoning Board of Appeals Minutes--June 15, 2023 TMP-6190 Attachments: 06-15-23 ZBA A motion was made by Pat McShane, seconded by Bob Nachtrieb, to approve the Zoning Board of Appeals Minutes--June 15, 2023. The motion carried by the following vote: Aye: Hennessy, Alessio, Nachtrieb, Riggs and McShane Abstain: Safford and Roehr CITIZENS TO BE HEARD ON AGENDA ITEMS This section is for anyone wanting to speak regarding agenda items and are allowed a maximum of 4 minutes. PETITION 2023-38: A Variation on lot coverage from 30% to TMP-6171 33% and a series of variations to allow construction of a covered patio at the rear of an existing home, located at 904 Mason Avenue. Mr. Lesnik appeared in support of his petition. Chairman Hennessy asked if any one else would like to speak about this petition. No one came forward. A motion was made by Colette Safford, seconded by Brigette Roehr, to approve PETITION 2023-38: A Variation on lot coverage from 30% to 33% and a series of variations to allow construction of a covered patio at the rear of an existing home, located at 904 Mason Avenue. Eastern Avenue, Joliet, IL. Mr. Richard appeared in support of his petition. Mr. Richard explained that the lot has been vacant for a while and he would like to build a home there . Chairman Hennessy asked if any one else would like to speak about this petition. No one came forward. A motion was made by Jim Riggs, seconded by Bob Nachtrieb, to approve PETITION 2023-39: A series of Variations to reduce the front yard and rear yard setbacks to allow construction of a single-family home, located at 414 S. (WITHDRAWN BY PETITIONER) This was withdrawn by the petitioner. PETITION 2023-41: A series of Variations on signage to allow TMP-6156 B-3 (general business) signage within a B-2 (central business) zoning district, located at 3128 Voyager Lane. A motion was made by Bob Nachtrieb, seconded by Brigette Roehr, to approve PETITION 2023-41: A series of Variations on signage to allow B-3 (general business) signage within a B-2 (central business) zoning district, located at 3128 Voyager Lane. The motion carried by the following vote: Aye: Hennessy, Alessio, Nachtrieb, Riggs, Safford, Roehr and McShane PETITION 2023-42: A Variation of Use to allow a two-unit TMP-6174 residence in an R-2 (Single-Family Residential) zoning district, located at 1011 Valley Avenue. A motion was made by Jim Riggs, seconded by Pat McShane, to approve PETITION 2023-42: A Variation of Use to allow a two-unit residence in an R-2 (Single-Family Residential) zoning district, located at 1011 Valley Avenue. Chairman Hennessy swore in Ms. Marie Bureros, 2706 Joe Adler Drive, Plainfield, IL. Ms. Bureros explained that the property was previously a two-unit that was converted to a single family home. Chairman Hennessy swore in Mr. Doug Sponich, 430 N. Center Street, Joliet, IL. Mr. Sponich appeared in opposition to this petition. He feels a single family home would be better for the neighborhood. Chairman Hennessy asked if any one else would like to speak about this petition. No one came forward. A motion was made by Jim Riggs, seconded by Bob Nachtrieb, to approve PETITION 2023-43: A Variation of Use to allow a two-unit residence in an R-2 (Single-Family Residential) zoning district, located at 425 N. Hickory Street. Chairman Hennessy swore in Mr. Tom Osterberger, 111 N. Ottawa Street, Joliet, IL. Mr. Osterberger explained the changes made to the new proposal. Chairman Hennessy swore in Ms. Kathleen Garthus, 23656 S. Vetter Road, Elwood, IL. Ms. Garthus appeared in opposition to this petition. Ms. Garthus believes this development will negatively affect the quality of life for residents who live nearby. Chairman Hennessy asked if any one else would like to speak on behalf of this petition. No one came forward.
