PETITION 2023-50: A Special Use Permit for an indoor TMP-6397 storage facility, located at 4200 W. Jefferson Street. PETITION 2023-51: A Special Use Permit for truck hire & sales, located at 4200 W. Jefferson Street. PETITION 2023-52: A Variation to allow two main buildings on one lot, located at 4200 W. Jefferson Street. PETITION 2023-53: A Variation to increase the total permitted sign height from 25 ft. to 39.56 ft., located at 4200 W. Jefferson Street. PETITION 2023-54: A Variation to increase the total amount of allowable wall signage from 784 sq. ft. to 801 sq. ft., located at 4200 W. Chairman Hennessy asked any one was present to represent this petition. The petitioner was not present. A motion was made by Bob Nachtrieb, seconded by Jim Riggs, to table PETITION 2023-61: A Variation of Use to allow a two-unit residence in an R-2 (single family residential) zoning district, located at 501 Fourth Avenue and PETITION 2023-56: A Variation to allow a reduction in the amount of required off-street parking spaces from three to two spaces, located at 501 Fourth Avenue to the October 19th, 2023 Meeting because the petitioner was not present. The motion carried by the following vote: Aye: Nachtrieb, Riggs and McShane Nay: Roehr and Hennessy The petitioner arrived later in the meeting. Therefore, the Board decided to continue with the public hearing regarding this petition. A motion was made by Bob Nachtrieb, seconded by Brigette Roehr, to rescind the tabling of PETITION 2023-61: A Variation of Use to allow a two-unit residence in an R-2 (single family residential) zoning district, located at 501 Fourth Avenue and PETITION 2023-56: A Variation to allow a reduction in the amount of required off-street parking spaces from three to two spaces, located at 501 Fourth Avenue because the petitioner arrived later in the meeting. The motion carried by the following vote: Aye: Roehr, Hennessy, Nachtrieb, Riggs and McShane Chairman Hennessy swore in Mr. Francisco Iniguez, 501 Fourth Avenue, Joliet, IL. Mr. Iniguez appeared in support of his petition. Chairman Hennessy asked if any one else would like to speak about this petition. No one came forward. Chairman Hennessy swore in Ms. Lakechia McElrath, 1012 Mission Blvd., Joliet, IL. Ms. McElrath appeared in support of her petition. Chairman Hennessy asked what is the status of Ms. McElrath's day care license, Ms. Elrath answered that her license will be updated once the location is approved. Chairman Hennessy asked how long Ms. McElrath had a day care license, Ms. McElrath said her current license has been valid for four years. Chairman Hennessy asked if any one else would like to speak about this petition. No one came forward. The motion carried by the following vote: Aye: Roehr, Hennessy, Nachtrieb, Riggs and McShane PETITION 2023-59: A Special Use Permit to allow sales of TMP-6366 new & used trucks and associated equipment, located at 3350 Channahon Road. Mr. Osterberger appeared in support of this petition. Mr. Osterberger gave a brief overview of the proposed truck sales business. Chairman Hennessy asked if any one else would like to speak about this petition. No one came forward. A motion was made by Bob Nachtrieb, seconded by Brigette Roehr, to approve PETITION 2023-59: A Special Use Permit to allow sales of new & used trucks and associated equipment, located at 3350 Channahon Road. The motion carried by the following vote: Aye: Roehr, Hennessy, Nachtrieb, Riggs and McShane PETITION 2023-60: A Variation of Use and a series of TMP-6398 Variations to allow the continuation of a three-unit residence in a R-3 (one and two family residential) zoning district, located at 901 Summit Street. Attachments: ZBA 2023-60 (901 Summit Street) Staff Report Packet Mr. Torri read the staff report into the record. Chairman Hennessy swore in Mr. Don Gould, 860 Center Ct. Unit D, Shorewood, IL. and Mr. Walter Adamic, 809 Douglas Street, Joliet, IL. Mr. Gould and Mr. Adamic appeared in support of this petition. Mr. Gould explained the history of the property and that there are similar uses around the same neighborhood. Mr. Nachtrieb asked if there should be a mechanism in place so that property owner are notified that their properties are not compliant. Mr. Torri said staff does notify property owners as soon as they know the zoning is not compliant.
