PETITION 2023-67: A Variation to reduce the required rear TMP-6814 yard setback from 25 ft. to 11.71 ft. to allow the construction of a covered patio, located at 7420 Ascot Court. A motion was made by Brigette Roehr, seconded by Bob Nachtrieb, to approve PETITION 2023-67: A Variation to reduce the required rear yard setback from 25 ft. to 11.71 ft. to allow the construction of a covered patio, located at 7420 Ascot Court. PETITION 2023-71: A Variation to reduce the required side TMP-6782 yard setback from 8 ft. to 7.2 ft. and to reduce the sum of side yards from 20 ft. to 17.9 ft. for a residential addition, located at 305 N. Mr. Bias asked why Mr. Gelis expanded the three-seasons room, Mr. Gelis explained that he wanted to extend it to the wall to enclose the pool area. Mr. Bias asked if Mr. Gelis completed the construction work, Mr. Gelis answered yes. Mr. Contreras appeared in support of his petition. Mr. Contreras asked if he could extend the addition to the edge of the existing home, Mr. Torri explained that is not what the variance paperwork requested. Mr. Ray Heitner, City Planner, explained that a lot coverage variance would be required in addition to the setback variance if the house is extended to align with the existing house. Mr. Torri explained that the dimensions can not be changed at the meeting, Ms. Roehr asked if this petition could be amended or tabled. Mr. Torri explained that the existing petition has been advertised and processed, any changes would require a new Zoning Board of Appeals hearing with new advertisement and notices before that meeting. Mr. Torri recommended tabling the petition to the January 18th, 2024 meeting. A motion was made by Brigette Roehr, seconded by Ralph Bias, to table PETITION 2023-75: A Variation to reduce the required side yard setback from 8 ft. to 4.3 ft. to allow the construction of a second story addition, located at 1303 Agnes Avenue. (Council District #2) to the January 18th, 2024 meeting. The motion carried by the following vote: Aye: Hennessy, Nachtrieb, Riggs, Roehr, McShane and Bias PETITION 2023-76: A Variation to reduce the number of TMP-6760 required off-street parking spaces and to reduce the minimum setback from the street centerline to allow a commercial building addition, located at 117 N. Chairman Hennessy swore in Mr. Nathaniel Washburn, 111 N. Ottawa Street, Joliet, IL. Mr. Washburn appeared in support of this petition. Mr. Washburn explained that this in an older area with existing parking issues. Ms. Roehr asked if the upstairs is occupied, Mr. Washburn did not know if it was currently occupied. Chairman Hennessy recalled growing up down the street and previous occupants running viable businesses with the parking shortage. Mr. Washburn explained that the addition will help the flow of the existing bar area, and allow a separate space for video gambling. Chairman Hennessy asked if any one else would like to speak on behalf of this petition. No one came forward. A motion was made by Ralph Bias, seconded by Pat McShane, to approve PETITION 2023-76: A Variation to reduce the number of required off-street parking spaces and to reduce the minimum setback from the street centerline to allow a commercial building addition, located at 117 N.
