CALL TO ORDER ROLL CALL Present Ed Hennessy, Bob Nachtrieb, Brigette Roehr and Jim Riggs Absent Ralph Bias and Vincent Alessio APPROVAL OF MINUTES April 18th, 2024 Zoning Board of Appeals Regular Meeting TMP-7286 Minutes Attachments: ZBA 04-18-24 A motion was made by Bob Nachtrieb, seconded by Brigette Roehr, to approve the April 18th, 2024 Zoning Board of Appeals Regular Meeting Minutes. The motion carried by the following vote: Aye: Hennessy, Nachtrieb, Roehr and Riggs CITIZENS TO BE HEARD ON AGENDA ITEMS This section is for anyone wanting to speak regarding agenda items and are allowed a maximum of 4 minutes. It is not a question and answer period and staff, and the Zoning Board of Appeals members do not generally respond to public comments. The City Clerk has a copy of the public speaking procedures; please note, speakers who engage in conduct injurious to the harmony of the meeting shall be called to order by the Presiding Officer and may forfeit the opportunity to speak. OLD BUSINESS: PUBLIC HEARING During the Public Hearing, members of the public will be allowed to present evidence and ask questions subject to the rules of the meeting. PETITION 2024-18: A Variation to increase maximum fence TMP-7285 height in a front yard from 4’ to 6’, located at 198 W. Laraway Road. (Council District #5) Attachments: ZBA 2024-18 (198 W Laraway Rd) Staff Report Packet Mr. Torri read the staff report into the record. Chairman Hennessy swore in Mr. Eimantas Dubaskas, 8501 109th PLace, Palos Park, IL. Mr. Dubaskas appeared in support of his petition. Chairman Hennessy asked if any one else would like to speak on behalf of this petition. No one came forward. A motion was made by Jim Riggs, seconded by Bob Nachtrieb, to approve PETITION 2024-18: A Variation to increase maximum fence height in a front yard from 4’ to 6’, located at 198 W. Laraway Road. (Council District #5). The motion carried by the following vote: Aye: Hennessy, Nachtrieb, Roehr and Riggs PETITION 2024-19: A Variation of Use to allow a five-unit TMP-7306 residence in an R-3 (one & two family residential) zoning district, located at 515 Summit Street. (Council District #4) Attachments: ZBA 2024-19 (515 Summit Street) Staff Report Packet Mr. Torri read the staff report into the record. Chairman Hennessy swore in Mr. Philip Soto, 2530 W. Medhill Avenue, Chicago, IL. Mr. Soto appeared in support of his petition. Chairman Hennessy asked Mr. Soto to define short-term rentals will he only rent to people who are visiting the Bishops Hill Winery across the street, Mr. Soto said the rentals will be open to people visiting from out of town. Mr. Soto said the rentals will have a two night minimum. Short-term tenants will be screened and pricing will range from $250.00 to $750.00 a night. There will also be a full security system. ***inaudible conversation*** Ms. Roehr asked how short-term rental properties are currently handled, Mr. Torri answered that they are registered with the Neighborhood Services Rental Inspection Program and inspected annually. Ms. Roehr asked if the existing auto repair tenant will remain, Mr. Soto said yes, he has been in the building for over 30 years. Mr. Riggs asked if the units will be advertised on short-term rental applications, Mr. Soto said yes. A motion was made by Bob Nachtrieb, seconded by Brigette Roehr, to approve PETITION 2024-19: A Variation of Use to allow a five-unit residence in an R-3 (one & two family residential) zoning district, located at 515 Summit Street. (Council District #4). The motion carried by the following vote: Aye: Hennessy, Nachtrieb, Roehr and Riggs PETITION 2024-20: A Special Use Permit to allow a truck TMP-7288 trailer repair and maintenance facility with trailer staging, located at 1611 & 1621 Workers Court. (Council District #5) ***WITHDRAWN*** Attachments: staff report withdrawal_1611 & 1621 Workers Court This petition was withdrawn by the petitioner.
