1. 21-045CH Recommendation to approve a Certificate of Appropriateness to convert an
existing detached garage (411 square feet) with additions to the first story
(101 square feet) and the addition of a second story (461 square feet) to
create an Accessory Dwelling Unit (ADU) at a property located at 3435
Gaviota Avenue in the R-1-N Zoning District in the California Heights
Historic District. The resulting ADU would be a detached, two-story,
973-square-foot ADU. The primary structure is a contributing structure to
the California Heights Historic District. (District 7)
Suggested Action: Approve recommendation.

rear and side additions. The subject property is located
at at 3726 Lemon Avenue, and is a contributing structure to the California

Recommendation to approve a Certificate of Appropriateness for the
construction of a two-story, 444-square-foot accessory dwelling unit (ADU),
with a 113-square-foot, first-floor and a 331-square-foot second-floor, a portion
of which will be constructed above an existing detached garage on the rear half
of the lot. The property is a Contributing Structure and is located at 3754 Lewis
Avenue within the California Heights Historic District. (District 7)
Suggested Action: Approve recommendation.

This guide has been prepared as an aid so that you will be able to express your opinions
briefly and clearly before the Commission and thus increase the effectiveness of your
presentation. Remarks are generally limited to 3 minutes. 1. State your name and address. 2.
Organization you represent, if any. 3. State whether for or against the proposal. 4. Your
statement should include all pertinent facts within your knowledge; avoid gossip, emotion and
repetition. It is important to discuss only those matters relating to the hearing and to tie your
discussion of the facts directly to the decision you wish the Commission to reach. A clear,
concise and non-repetitive argument is impressive. In order to have written material included in
the Cultural Heritage Commissioner’s mailed Agenda Packet, twelve (12) copies of the material
must be delivered to the Department of Development Services, Planning Bureau, no later than
ten (10) calendar days before the date of the Cultural Heritage Commission Hearing. Written
material that is presented to the Cultural Heritage Commission after this date and up to 1:00
p.m. the day of the Cultural Heritage Commission Hearing, will be included in the
Commissioners’ Agenda folder, but may not be reviewed by the individual Commissioners due
to the amount of material that the Commissioners have to review for the Agenda. Material
presented to the Commission at the Hearing will be part of the record but also may not be
reviewed by individual Commissioners.
