A portion of the existing building is located on top of a City sanitary sewer main. Engineering Operations crews televised and verified the condition of the sewer to be in poor condition. The Developer will be required to relocate the sanitary sewer with a developer agreement in a newly dedicated sanitary sewer easement. In accordance with City policy, the City will cost share on the sewer improvements offering to pay the equivalent cost to install a liner in the sewer main ($35/ ft) for the length of sewer main needing to be replaced (428') - $14,980. In addition to the standard street improvements the multi-use path proposed through the park will be constructed behind lots 313-321 and a speed bump is to be constructed on Redan Drive adjacent to Lot 193. The project is being constructed in two phases with Phase 1 being demolition and site preparation and Phase 2 being the construction of the new building. The Phase 1 public improvements include upsizing the existing public storm sewer on W Johnson Street and the associated sidewalk, curb, terrace, and street pavement replacements necessary to restore these existing improvements after the utility work. The Phase 2 public improvements included the street, sidewalk, terrace, curb, and utility improvements needed to facilitate the redevelopment. Utility improvements for Phase 2 consist of a sidewalk trench drain system on University Avenue, private service laterals, chilled water lines, and steam box improvements. All improvements to be completed by Excavation in the Right-of-Way permits issued the UW’s respective Phase general contractors.
