It was called to order at 5:30 PM and was presided over by Bill Pritchett, Chair, with Sue Fox as Secretary. Approval of Agenda A motion to approve the agenda with Andrews/Hajec’s request and Stefan Lopatkiewicz and Brigette Adams’ request changed from New Business to Old Business was made by Al Benson and seconded by Diane Hake. The motion was approved by unanimous consent. Approval of Minutes A motion to approve the minutes of the previous May 13, 2025 meeting was made by Al Benson and seconded by Michael Filicko. The motion was approved by unanimous consent. Approval of Project Coordinator’s Report A motion to approve the June 2026 Project Coordinator’s Report was made by Al Benson and seconded by Diane Hake. The motion was approved by unanimous consent. Old Business Page 3 of 18 Page 2 of 2 Name and Address: Beth Andrews and Laurel Hajec are seeking approval to replace the 6-foot- tall wood stockade fence with a three-foot tall, two rail wood, ranch-style fence for the parcel at 310 Mill Street, further identified by Tax, Map and Parcel #235-20.08-46.00. Sue Fox made a motion to approve the fence replacement. Michael Filicko seconded the motion which was approved by unanimous consent. Name and Address: Stefan Lopatkiewicz and Brigette Adams are seeking approval to replace a portion of the wood siding with the same; replace the vertical beam on the high corner with the same; replace two attic windows with wood replacements; and replace the wood trim around the windows with the same for the parcel at 412 Federal Street, further identified by Tax, Map, and Parcel #235-20.07-16.00. Diane Hake made a motion to approve the replacement of a portion of the wood siding with the same; the replacement the vertical beam on the high corner with the same; replacement of two attic windows with one piece two-over-four double hung windows; and wood trim around windows. The motion was seconded by Al Benson and passed by unanimous consent. New Business Name and Address: Jeffery Appleton is seeking approval to remove the existing shed (non- contributing) and construct a garage on the parcel at 304 Chestnut Street, further identified by Tax, Map and Parcel #235-20.07-107.00. After much discussion Sue Fox made a motion to table the application for the new building until more information about the design is presented. Michael Filicko seconded the motion which was passed by unanimous consent. Public Comments Helene Dubov asked questions about windows on structures in the historic district. She also stated she moved to Milton partly because of the ambiance and bucolic setting. She was concerned about noise issues in the historic district. The Commission recommended she discuss noise issues with the Town. Adjournment A motion to adjourn the meeting was made by Sue Fox and seconded by Diane Hake. The dwelling sits on a brick foundation. The roof, covered in asphalt shingles, features exposed rafter tails and Craftsman-style brackets. It is pierced by front-gable dormers with exposed rafter tails at the façade and rear elevation and two exterior, corbelled brick chimneys at the northeast gable end and at the rear of the dwelling. The triple windows are vinyl, one-over-one, double-hung sash (with six-over-one inserts), with a brick lintel and sill. A one-story, front-gable roof, enclosed porch projects from the facade and shelters the first bay. The porch door is wood, one-light over two-panel, with a six-light transom and heavy wood trim. It is flanked by double windows, eight-light wood casement, with two-light transoms and heavy wood trim. It has four brick steps flanked by low, sloping brick walls. The lot contains one outbuilding: a one-story, brick garage, with a front-gable roof covered in asphalt shingles, built c. 1930. Page 18 of 18
