4. 151351 Resolution relating to a Certificate of Appropriateness for the
reconstruction of the rooftop at 1023 North Old World Third Street in
the Old World Third Street Historic District for Susanne Mayer.
Sponsors: THE CHAIR
Ms. Hatala said that a former rooftop design was before the Commission previously -
the windows and metal cladding will remain the same, but there will be dormers
instead of skylights. There will also be a change in the slope of a roof from a gable to
a shed-style roof due to a concern that the gutters might not be able to handle the
rain volume and the adjacent building might be damaged as a result. The decking
will also be closer to the front parapet than was previously approved. When
compared to what was previously approved by the Commission it seemed
comparable in terms of roof height and how much is viewable by the public. Staff
recommends approval.
Dan Beyer - architect - he sees this as two minor changes.
A motion was made by Blair Williams, seconded by Ann Pieper Eisenbrown,
that this Resolution be ADOPTED. This motion PREVAILED by the following
vote:
Aye: 5- Pieper Eisenbrown, Opgenorth, Williams, Jarosz, and Keating Kahn
No: 0
Excused: 2- Bauman, and Clendenen-Acosta
5. 151348 Resolution relating to a Certificate of Appropriateness for the
reconstruction of the chimney at 3360 N. Sherman Blvd. in the
Sherman Blvd. Historic District for the Milwaukee Public Schools.
Sponsors: THE CHAIR
Ms. Hatala said that historically chimneys were very tall in order to disperse the
gases and debris into the air. Because of a new boiler installed in 1985, the chimney
is deteriorating and has cracks in the concrete cap and splits/cracks in the mortar
joints. The top portion for the chimney will be re-built and built to match what is
currently there - the height will be decreased by about 40 feet and stand about a foot
above the parapet wall. Metal exhaust vents will be installed on the roof to vent
gases and will not be highly visible as they'll be set back from the parapet. Staff
recommends approval.
Eileen Hinke - Greve - said that she wants the ability to use a softer mortar if that
makes sense. She thinks the current hard mortar is more susceptible to the
freeze-thaw cycle and would like to explore if a softer mortar would be better. In the
future nothing will be vented through the chimney, which will be capped. The
chimney was originally built in 1927. She would match the look and texture of the
mortar currently in the chimney.
John Lin - Manager of Design and Construction for Milwaukee Public Schools.
The vast majority of damage has occurred higher than 40 feet, which is the section
that would be removed.
Approve with the amendment to match color and texture of the mortar and applicant
can use a softer mortar if needed.
A motion was made by Blair Williams, seconded by Matt Jarosz, that this
Resolution be ADOPTED. This motion PREVAILED by the following vote:

6. 151356 Resolution relating to a Certificate of Appropriateness for storefront
modifications at 1044 North Old World Third Street in the Old World
Third Street Historic District for Highland Beach Surfers.
Sponsors: THE CHAIR
Ms. Hatala said that the original building was a 3-bay building, with 2 bays added on
later. The Old World Third Street facade was the main facade of the building. Some
time after 1960 the canopy was removed, a bay was bricked up and for a number of
years the building was used by various bars. A canopy was approved in 2009 for
Buckhead Saloon. The current tenant features country music and he was using
salvaged barn wood and had already begun work, not knowing he needed to get a
COA. Staff recommends disapproval of the use of the barn wood and that also
seems to be going against what the other property owners on that street are doing.
The applicant is willing to work with staff and understands that the barn wood is not
compatible with the building.
Staff recommends disapproval.
Jacob Dehne - 6923 W. Wisconsin Ave, Wauwatosa - applicant - the existing wood
wasn't well-maintained and they were trying to match the existing signs on the street.
He would like a place to put a sign on. He is trying to get away from the awning to
alert people that it's a new business in operation.
Mr. Williams encouraged the applicant to put a sign on the blank brick area and open
the three-foot former transom above the doors for a unique marketing opportunity.
Seth Dehne - 7926 W. Lorraine Place - co-owner of the business
Mr. Williams and the applicants discussed various alternatives.
Mr. Jarosz encouraged staff to look for a simple solution with a long-term plan in mind
for the building.
A motion was made by Matt Jarosz, seconded by Anna-Marie Opgenorth, that
this Resolution be PLACED ON FILE. This motion PREVAILED by the following
vote:
Aye: 5- Pieper Eisenbrown, Opgenorth, Williams, Jarosz, and Keating Kahn

Excused: 2- Bauman, and Clendenen-Acosta
7. Review and approval of the 2015 Annual Report.
Mr. Williams moved, seconded by Ms. Opgenorth. There were no objections.
8. Updates and announcements.
Ms. Hatala asked that commissioners keep potential nominations for "Cream of the
Cream City" awards in mind. Ms. Hatala will provide members with a list of past
winners.
