The Dept. of Neighborhood Services had no objection. Staff also has no objection.
This matter will be re-scheduled again in six months.

Neighborhod Services and all work must be done by May 31st. Staff prefers smooth,
over textured, siding. The garage design is basic, which is fine, but the roof pitch
needs to be increased to at least 8 x 12, with a recommendation of 10 x 12. The
Commission has rejected the smart side compressed fiber siding in the past.
Ms. Pieper Eisenbrown moved that smooth hardy plank be allowed only on accessory
structures and that the roof pitch be steeper.
The smart side compressed fiber siding is being denied and the smooth hardy plank is
approved with the pitch recommendations proposed by staff.

4. 171857 Resolution relating to a Certificate of Appropriateness for remodeling the
southwest corner of the house and removing a chimney at 2837 E. Park
Place in the North Point North Historic District for Angela Loberg.

Mr. Tim Askin said that interior renovations would require rebuilding three walls and
eliminate a small side area, the addition of windows, a small roof would be removed
and there would also be work on the balcony. A chimney will also be removed which is

minimally visible to the public. There will be 6 windows total, with 4 being totally brand
new. Staff had one minor condition of keeping the original doors once removed so if
future owners wish to use them.
Ms. Keating Kahn moved for approval with staff condition relating to the doors,
seconded by Ms. Pieper Eisenbrown.

6. 180021 Resolution relating to a Certificate of Appropriateness for alterations to
the front yard landscape at 2623 N. Wahl Avenue in the North Point North
Historic District for Jeff and Kristi Leswing.

Mr. Tim Askin said the project is to restore the front yard. Applicant is using the
current terraced yard as a victory garden, which the staff doesn't object to. The only
objection is to the terracing and the compost socks which violate both city and
neighborhood guidelines. Both adjacent neighbors object to the rocks at the base of
the driveways. The applicant submitted 3 different designs, labeled Frank A, Frank B
and Crawford, the Wasserman design and Frank C (Designer is Donald J. Frank).
Jeff Leswing - owner - he prefers to use outcropping stones so a few inches appear
above the soil line which aids erosion control and would not be a continuous wall. He
is fine moving in the one wall and lopping off the protruding section on the other side.
Angela Kvidera - adjacent neighbor - she hasn't noticed problems with erosion and she
and a guest have both damaged their vehicles on their rocks.
Joan Gnadt - 2317 N. Wahl - adjacent neighbor who shares a driveway with the
applicant - she has rocks, but they slope down gradually and by the time they are the
sidewalk they are very low. The rocks just need to be lower in order to not damage
vehicles.
Mr. Leswing suggests moving in the wall by 12" and would lower it to a common height,
approximately 5" lower. Ms. Keating Kahn moved that on the north side the wall be
moved in 12" and the height decreased ti 14" and landscape as the owner wishes. On

the south end, match the wall on the other side of the driveway so it comes down to
zero at the sidewalk and and a continuous wall at the sidewalk of 14" and other
non-continuous rocks. The large protusion would be removed. The flat rocks should
be true stones and arranged nicely. Seconded by Pieper Eisenbrown.

7. 180024 Resolution relating to a Certificate of Appropriateness for the
replacement of a window at 3316 N. Lake Drive in the North Lake Drive
Estates Historic District for Christopher (Sandy) Walter.

Mr. Tim Askin said the proposal is to replace an existing vinyl window with another vinyl
window. The two windows are in one dormer, but are owned by separate owners and
the other window is vinyl. Staff recommends denial.
Emilee Walter -- lives at 3316 N. Lake Dr. - there are 4 owners in the building, which is
a coach house.
Owner has no objection to installing a wood window.
Ms. Keating Kahn moved, seconded by Ms. Pieper Eisenbrown, to deny.

8. 180026 Resolution relating to a Certificate of Appropriateness for the
reconstruction of the north wall’s masonry veneer at 2446 - 2448 N. Lake
Drive in the North Point North Historic District for John Andrew Klemen
Child’s Trust.

Mr. Tim Askin said the applicant says the north wall of the duplex is failing. This is the
same duplex where brick had been earlier removed on the south wall and replaced with
cultured stone. The porch was re-built and used up all the salvaged brick. Work on
the south wall was done with a COA. The applicant wants to rebuild a portion of the
north wall. When the bricks are clean, they do appear to be similar in color. Ms.
Hatala also suggested staining the new brick to match the current brick since the
owner doesn't want to wash the existing brick.
Ms. Keating Kahn moved the use the brick and that it be dyed to match the existing
brick and salvage as much as possible and approval contingent on dying the brick on
the south side and the salvaged brick be used as at the lowest level possible.

Mr. Tim Askin said this is a fairly straight forward project and they're inserting a new
door that doesn't affect any elevations. Staff supports this with the bronze handle,
which the owners and architect agreed to use.
Owners present at the table and will be opening a breakfast restaurant as well at this
location.

Persons engaged in lobbying as defined in s. 305-43-4 of the Milwaukee Code of Ordinances are required to
register with the City Clerk's Office License Division. Registered lobbyists appearing before a Common
