Mr. Aniban pointed out that the Limited Liability Company’s budgets are approved by the investors; they are included simply as informational. Commissioners discussed payroll increases, staffing, and budgeting for additional permanent positions outlined in the budget. Hines, Jr., HACM’s Secretary-Executive Director asked Warren Jones, Travaux, Inc.’s Vice President of Construction, and Fernando Aniban, HACM’s Assistant Secretary, to give a year-end update of the activities at Westlawn. Mr. Jones presented items included with the agenda, providing a summary of the Westlawn Gardens Phase 2 project, along with an update on the Phase 4A Townhomes, Buildings 3.1 and 3.4 and Carver Park. Mr. Jones stated that there have been very few setbacks with the construction and foresees the work being completed on time. Commissioners discussed the relocation of the residents at Carver Park, electrical work and supply chain delays at Westlawn Gardens. Greg Anderson, Travaux’s Vice President of Property Management, discussed the Monthly Recovery Plan Update, summarizing the documents included with the agenda. Commissioners discussed supply chain delays for flooring. In response to a Commissioner’s question, Mr. Anderson reported that the Housing Authority completed 11 evictions and has 49 pending evictions in the month of November for the public housing portfolio. Mr. Anderson further stated that there are two new managers at Cherry Court and Highland Gardens. Willie L. Hines, Jr. HACM’s Secretary-Executive Director, thanked the Commissioners for taking time to meet for the Board Engagement Sessions. He also informed the Commissioners of future items that will be coming before them through those sessions. Mr. Hines encouraged the Commissioners to take advantage of some enrichment trainings that will be beneficial to their skillset as Commissioners. Some trainings are available online or in-person from the National Association of Housing and Redevelopment Officials (NAHRO), the Council of Large Public Housing Authorities (CLPHA), and the Public Housing Authority Directors Association (PHADA). He also informed the Commissioners of the visit from the U.S. Department of Housing and Urban Development Quality Assurance Division, who reviewed the processes at the Section 8 Voucher and Financial Divisions and will be providing feedback to HACM in the near future. Mr. Hines stated that the Resident Organization meetings will be starting again with Ken Barbeau and staff re-engaging with residents. Mr. Hines closed by thanking the Commissioners for working through the difficult times and wished them Happy Holidays. Chair Wagner also gave closing remarks and wished everyone Happy Holidays. Adjournment There being no further business, Commissioner Yepez-Klassen made a motion to adjourn the meeting at 3:55 p.m. Commissioner Luckett seconded the motion.
