Road (PIN 4665171015). The applicant is requesting Town of Mooresville
Residential Limited Service (RLS). Annexation is being sought concurrently.
Krishna Raju Yavanamanda, Manager of MTK Investment Fund 1, LLC, is
seeking Town of Mooresville Residential Limited Service (RLS) zoning for a
2.169-acre site located at 713 Faith Road (PIN 4665171015). The subject property
is currently zoned Iredell County Residential Agricultural (RA). Annexation is
being sought concurrently.

Ryan Beadle agreed to the following 10 conditions:
1. Site development shall conform to the approved Concept Plan. Any modifications
post-approval shall be consistent with the Town of Mooresville (the “Town”) Unified
Development Ordinance (UDO) Section 2.5.4.C.8.B, “Minor Modifications.”
2. Allowed uses on the site include all uses, including any accessory and/or
temporary uses, otherwise permitted in the HLI district; provided, data centers will
not be permitted on the site.
3. Developer shall complete all mitigation measures recommended by the Traffic
Impact Analysis for the site in accordance with the Mitigation Measures Agreement
between the developer, the Town, and N.C. Department of Transportation.
4. Prior to the Town’s acceptance of public streets, the developer or the property
owner’s association (POA) shall be responsible for the maintenance of the streets
and any street trees in accordance with the UDO. Following the Town’s acceptance
of the streets, the developer or POA shall maintain all street trees located in the
public right of way in accordance with the UDO.
5. The project will provide a minimum of 13.67 acres of open space and tree
save areas as shown on the Concept Plan. The exact location of the open space,
natural tree preservation, and tree save areas may be modified during design,
engineering, and construction phases of the development so long as the location is
generally consistent with the Concept Plan and there is no decrease in the acreage of
such areas as shown on the Concept Plan. The developer or POA shall maintain the
open space and tree save areas in compliance with the UDO.
6. Developer shall provide the 50’ type A (Option 1) perimeter buffer around the
exterior project boundary except along the common boundary with I-77 as shown on
the Concept Plan. This buffer area shall be platted as common open space
and maintained by the POA.
7. Building height shall not exceed 80 feet. Building height shall be defined by UDO
Section 9.2.1.C.3.
8. The building materials used on the industrial buildings constructed in the project
shall include one or more of the following: concrete tilt-up or precast wall panels
detailed with recessed reveal rustication, or cast-in texture, textured paint finish with
accent paint colors, masonry, architectural canopies or shading devices consisting
of aluminum composite material (ACM), pre-finished metals, extruded aluminum
storefront or curtain wall glazing with tinted, insulated glass, insulated metal wall
panels, pre-finished metal copings, gutters and downspouts, and similar materials,
and as generally shown on the elevations attached hereto as Exhibit A. The elevations
included with this submittal are representative and illustrative in nature to show
potential design based upon the architectural and design conditions herein. Such
elevations may be modified and adjusted with final “for construction” drawings so
long as they meet the conditions herein.
9. Developer shall construct and dedicate the wastewater lift stations depicted on
the Concept Plan to the Town of Mooresville for ownership, operation, and
maintenance. Design and construction of the wastewater lift stations shall be
completed in compliance with plans approved by Town of Mooresville Engineering in
accordance with the Town of Mooresville’s Land Development Standards Manual.
10. Site development shall conform to all applicable zoning development standards
and use specific requirements, as found in UDO Chapter 5 “Development
Standards.”
ACTION: A motion was made by Laura Temple, seconded by Richard Poore to approve the
Conditional Rezoning CZ-2026-01.
The motion carried 6 – 1 opposed (Jeffrey Mack).
9.c Consider Conditional Rezoning Request CZ-2026-09 for 11.002-acres located at
Unaddressed River Highway (PIN 4638200535). The applicant is requesting Town
of Mooresville Conditional Community Commercial (C-CC).
Cory Sloan is seeking Town of Mooresville Conditional Community Commercial
(C-CC zoning for 11.002-acres located at Unaddressed River Highway (PIN
4638200535). The subject property is currently zoned Town of Mooresville
Corridor Mixed Use (CM). The proposal is to permit the development of a Boat and
RV Storage facility.

The applicant asked for the case to be continued.
The Board asked the applicant to work with the Planning Department to strengthen the
Concept Plan and eliminate unnecessary uses from the new requested zoning list. In
addition to include in the concept plan the current uses of the property on other areas of
the property.
ACTION: A motion was made by Michael Cole, seconded by Richard Poore to Continue the
Conditional Rezoning CZ-2026-09.
The motion carried unanimously.
