acre portion of parcels #R2953001300 and R2953001400 at 0 Alma Ln
and 0 Southside Blvd (located in the NW 1/2 of Section 12, T2N, R2W,
BM) for Kent Brown representing Corey Barton (SPF-00261-2024).
Original concept: 63 single-family detached lots and 5 common lots.

3-1. Action Item: Conditional Use Permit for the operation of an alcohol sales establishment in
the DH (Downtown Historic) zoning district at 1020 1st St S (a 0.47 acres parcel
#R1319400000; located in the SE 1/4 of Section 22, T3N, R2W, BM) for Jorge Perez (CUP-

3-2. Action Item: Conditional Use Permit for fuel sales in a GB1 (Gateway Business) zoning
district at 0 Franklin Rd, a 2.64 acre parcel #R3047600000 located in the NW 1/4 of
Section 17, T3N, R1W, BM, for Jacksons Food Stores/Scott Stom (CUP-00333-2024).
Original concept: one fuel canopy with 7 multi-product fuel dispensing units, one
commercial fuel canopy with 4 diesel fuel dispensing units, four underground fuel storage
tanks, six stalls for future EV charging stations, and a 4,606 sq.ft. retail store. (Parker

a RML (Limited Multi-Family Residential) zoning district, 0.32 acre in two parcels
#R1694400000 & R1694500000 addressed as 1722 E Railroad St & 11 18th Ave N (located
in SW 1/4 of Section 23, T3N, R2W, BM), for Penelope Constantikes representing White
Pine Construction Developments LLC (SPS-00055-2023). Original Concept: six single-

3-4. Action Item: Deannexation from IL (Light Industrial) Zoning to County enclave with zoning

Section 17, T3N, R1W, BM) for Jeff Hatch/Hatch Design Architecture representing Peter
and Lynn Glidden (ANN-00299-2024). Original Concept: 6 flex-space commercial buildings.
