First One Year Extension to November 4, 2026 for Subdivision Final Plat approval for Astaire Commercial subdivision in a BC (Community Business) zoning district at 0 Midland Blvd, a 10.48 acre portion of parcel #R3087000000 in the SE 1/4 of Section 05, T3N, R2W, BM, for Kent Brown Planning Services representing CIF Enterprises LLC (SPF-00270- 2024). Original concept: 3 commercial lots and 2 common lots. (3) Public Hearings 3-1. Action Item: Conditional Use Permit to allow reduced rear yard setback for a single lot per code 10-8-5.A.4 in a RS 6 (Single Family Residential) zoning district, on a 0.28 acre parcel #R1043400000 at 523 Sunny Ln located in the SW 1/4 of Section 21, T3N, R2W, BM for Michael Underwood (CUP-00385-2025). Original Concept: Reduction of rear setback from 15’ to 5’ to allow for a future lot split, creating a new buildable lot in the rear. (Damion Snodgrass) 3-2. Action Item: Replat of Subdivision Preliminary Plat Approval for Magnolia Estates in a RD (Two Family (duplex) Residential) zoning district, a total of 21.67 acres, all lots and blocks for Magnolia Estates Phase 1 and parcels # R3435710400, R34356012A0, R3435711500, R3435700000, R3435701000 addressed as 0 N Lion Head Ave, 0 Northside Blvd, 0 W Violet St, 18189 Northside Blvd, 0 Northside Blvd ( SEC ¼ of Section 33, T4N, R2W, BM) for Kent Brown representing Shawn Brownlee/Trilogy Idaho, (SPP-00160-2025). Original Concept: The approved plat permitted 38 single-family detached lots/units, a single large- lot single-family detached original home lot to remain, 14 fourplex lots (56 units) and 13 common lots. The replat is proposing to redevelop the existing home lot and adjust lot sizes, to develop: 46 single-family detached lots/units, 15 fourplex lots (60 units), and 13 common lots.
