Chapter 310, Article IV, Section 310-11, Schedules II & III for permission to construct a
front porch. The proposed front-yard setback to the porch is 35 feet whereas 40 feet is
the minimum required. The proposed impervious coverage is 44.4% whereas 40% is the
maximum allowed. The existing driveway is 2 feet from the property line. The existing
shed is 3 feet from the rear and side property lines.

Amended preliminary and final major site plan approval to reduce the previously approved
number of independent living units from 554 to 444, reduce building and improved
coverage, decrease intensity and density and increase setbacks as pertains to the
proposed development on Block 320, 18.01. On Block 320, Lot 17.01, the Applicant seeks
to convert 45 independent living units to 85 health care units for a total of 401 independent
living units and 170 health care units. The applicant seeks design waiver/exception from
the Design Standards contained in Ordinance §310-56(F)(1) to permit maximum
illumination of 1.8 footcandles at the property line for the driveway connecting into
Southgate Road (Block 320, Lot 18.01) whereas a maximum of 0.5 footcandles at the
property line is permitted. The applicant seeks variance approval
from Ordinance §310-42(D) to permit a maximum building length of 311 feet for Building
2.2, whereas a maximum building length of 200 feet is permitted, except that a maximum
building length of 340 feet is permitted if a parking deck is included in the building.

addition. The proposed front-yard setback to the addition on Glenbrook Road is 18.6 feet
whereas 40 feet is the minimum required. The proposed rear-yard setback to the addition
is 30.2 feet whereas 45.85 feet is the minimum required. The proposed side-yard setback
to the addition is 11.2 feet whereas 12 feet is the minimum required. The proposed
building coverage is 2,278 square feet whereas 1,754 square feet is the maximum
permitted. The existing curb cut is 20 feet.
