Call to Order
Alan Schwall called the meeting to order in the Terrace Room of Village Hall, 1225 Cedar Lane, at
5:33p.m. A quorum was present.
Roll Call
Commission Chairman called the roll.
Public Comments Regarding Items Not on the Agenda
There were no comments from the public.
Review of Minutes
Robert Katz moved, seconded by Dirk Heidbrink, to approve the March 13, 2014 Architectural Control
Commission (ACC) meeting minutes as submitted. On a voice vote, the motion was unanimously
carried.
Design Review Permit Applications – VGO District
A representative of Sign Max, Mr. Gokan, introduced himself and described the projects as follows:
1143 Church Street – Replacement of Wall Sign for Berkshire Hathaway et al.
Mr. Gokan described the block letter design and backlighting of the sign. Demonstration and
presentation for the Commission by Mr. Gokan of Sign Max on what the sign would look like including
using decal and lighting from behind. There was discussion about the materials that would be used.
1370 Meadow Road – Replacement of Wall Sign for Berkshire Hathaway et al
There was discussion of the design for the wall sign by the representative from Sign Max. There was
also discussion of methods for mounting the sign on a raceway and lighting of the letters.
Demonstration on how letters will be attached to the raceway.
Bob Katz moved, seconded by Dirk Heidbrink to approve the design of the wall sign for 1143 Church
Street as included in the meeting packet and as stated on the agenda for the Thursday, April 10 meeting.
On a voice vote, the motion was unanimously approved.
It was decided that more discussion was needed about the sign replacement for 1370 Meadow Road.
Discussion included options for the raceway size and depth, color of lettering, eliminating words in the
title. Discussion then turned to making the sign for 1370 Meadow the same as that one just approved
for 1143 Church Street.
Bob Katz moved, seconded by Cliff Town, to approve the sign for 1370 Meadow based on the same
layout for 1143 Church Street including the same color with white letters and white returns. On a voice
vote, the motion was approved unanimously.
Docket No. 13-17: Timbers Edge Planned Development (3895, 3925, and 3955 Dundee Road). Review
of Concept Plan, Landscaping and Initial Building Designs
Introduction by Staff Member Michaela Kohlstedt of Timbers Edge Planned Development. Her
introduction included that the development has been reviewed by the Plan Commission and tonight’s
discussion was to review the concept plan, landscaping and initial building design. The plan is still a
concept plan.
Mark Kurenski of Dundee Partners gave an overview of the development including the landscape design
and concept plans of the development. A booklet of the development was provided to the Commission
and a page by page review of the booklet followed. Items reviewed included the materials to be used,
the landscape plan, the community space, the corner end lots, traffic and turning lanes onto Dundee
Road, grade between units, street lighting, and use of a homeowners association to maintain the
development.
Public comment from resident Dr. Salsenburg from 962 Sutton Point, and also his son, Ben, included
concerns about density of housing in subdivision, flooding concerns and property values for existing
homes in nearby neighborhoods.
Public comment from resident Bob Weiner from 3968 Dundee included concerns about flooding, traffic,
guest parking, school bus traffic and snow plowing on a private road.
Public comment from resident, Patricia Kyriazopoulos, of 841 Sutton Drive included concerns about
flooding, detention ponds near her home and material used for the proposed new homes.
Public comment from resident George Stutz, 1047 Briarwood, included concerns that the architecture of
the proposed homes doesn’t match the character of Northbrook, the density is a concern and that the
design is “too coastal” and too “resort-like.”
Chairman Schwall said that the ACC is to review the building design. The traffic, egress and drainage are
not topics for the ACC but instead are considerations for the Plan Commission. Chairman Schwall shared
concerns over issues of controlling what items could be placed in backyards of these new homes. He
also wanted more information at next review on the sloping grades and would like the developer to
address the staggering foundation. Further recommendations included that the entire development be
maintained by one landscaper. He likes the hardy plank product being used and the spotting of stone is
also good. Inclusion of a sidewalk on both sides of the street is important. The R5 height issue will need
to be addressed with the elevations. The fencing and grading by Dundee Road are concerns including
the material used needs to hold up to road salt and traffic on Dundee. Finally, the coastal lamps as
proposed look nice but concerns arise about using a wood pole.
Bob Katz shared concerns on exterior maintenance of the buildings by the HOA. Concerns were also
shared about one home design becoming popular and a need for another option if one design becomes
overwhelmingly popular. Also shared concerns of making sure the materials and colors as presented are
used and not varied to accommodate individual tastes of new buyers.
Dirk Heidbrink shared concerns of engineering regarding drainage. He also had concerns about one
design becoming too popular. He also suggested that eliminating corner units could make it less dense.
Lori Jordison shared that she really likes the front porch house design and has concerns that each home
not repeat the same landscape plan in the front yard.
Bob Katz moved, seconded by Cliff Town, that it is the general consensus of the ACC that they like the
general look and density of the development and would like more information on the final selection of
materials and how the HOA will enforce the rules and regulation of the development and would also like
more information about the streetscape of the East to West side to show the transitions of the units. By
voice vote, the motion was approved unanimously.
Building Codes Update
This item has been delayed to the May 2014 meeting.

There being no further business, Commissioner Bob Katz moved, seconded by Cliff Town, to adjourn the
meeting. On a voice vote, the motion unanimously carried and the meeting adjourned at 7:45 pm.
