DOCKET NO. 13-08: WALMART AND ADJOINING PARCEL TO THE NORTH - 1000 SKOKIE BOULEVARD. Continued Public Hearing on a Joint Application Submitted by Walmart Real Estate Business Trust (The “Applicant”), as the Contract Purchaser of the Southern 13.0 Acres (The “Walmart Parcel”) of the Property Located at 1000 Skokie Boulevard (The “Subject Property”), and by Skodun LLC (The “Owner”) as the Owner of the Subject Property, and who Will Retain Ownership of the Northern 5.06 Acres (The “Retained Parcel”), for the Purposes of Seeking the Following Approvals: (A) Rezoning the Subject Property from the O-3 General Office District to the C-5 Boulevard Commercial District; (B) Tentative Plat Approval to Create Two Lots; (C) Text Amendments to the Northbrook Zoning Code To: (1) Reduce the Standard Parking Stall Length from 20 Feet to 18 Feet; (2) Allow Walls Signs in Excess of 100 Square Feet of Sign Area by Special Permit in the C-5 District; and (3) Allow Seasonal Outdoor Sales Areas in an Off-Street Parking Area; (D) Special Permit and Site Plan Approvals for the Walmart Parcel To: (1) Allow a Building Over 7,500 Square Feet of Gross Floor Area in the C-5 District and (2) Allow Two Wall Signs in Excess of the Maximum Allowed Height of 20 Feet and in Excess of the Maximum Allowed Sign Area of 100 Square Feet; (E) Variation Approvals for the Walmart Parcel To: (1) Reduce the Required Front Building Setback Along Skokie Boulevard from 80 Feet to 18 Feet and (2) Reduce the Required Front Yard Along Skokie Boulevard from 30 to 18 Feet; and (F) Approval of Any Other Such Relief as May be Necessary.
