Docket No. 14-03: 2705 Techny - AT&T Wireless Cell Tower - Consideration of a Resolution Recommending Approval of an Application by ACMB Group on Behalf of New Cingular Wireless, PCS, LLC as Potential Lessee of Part of a Property Located at 2705 Techny Road Which is Owned by North Suburban Young Men’s Christian Association, for the Purpose Of: (A) Zoning Code Text Amendment to Eliminate the Distance Separation Requirement Between Cellular Towers and Nearby Structures; (B) Zoning Code Text Amendment to Allow the Decks on Towers to Have a Radius Which Exceeds Six Feet from the Center of the Tower; (C) Special Permit to Allow Personal Wireless Service Antennas Located on a Tower-Style Antenna Support Structure, and Related Electronic Equipment and Equipment Structures, Within or in Excess of District Height Limitations for Personal Wireless Antennae on the Subject Property; and (D) Approval of Such Other Zoning Relief as May be Necessary by the Applicant. Second Public Hearing. an Application Submitted by RJ Development, LLC, , on Behalf of Koelsch Senior Communities as Contract Purchaser and Operator of a Proposed 69-Bed Assisted Living Memory Care Facility on the Property Located at 99 Pointe Drive, Which is Held in Trust by the Chicago Title Land Trust Company, as Successor Trustee to LaSalle Bank National Association Trust No. 53082. the Application is for Approval of the Following Requested Items: (A) Amendments to the Zoning Code to Clarify that Independent Senior Living Facilities and Assisted Living Facilities Are Allowed in the Multiple Family Residential and Commercial (MFRC) District by Special Permit; (B) Amendment to the Zoning Code to Exclude Assisting Facility Living Units from the Minimum Lot Area Per Dwelling Unit Requirement of the MFRC District; (C) Amendments to the Existing Special Permit for the Planned Development that Includes the Subject Property to Allow an Assisted Living Facility in Lieu of the Previously Approved Hotel; (D) Special Permit and Site Plan Approval to Allow an Assisted Living Facility on the Subject Property; (E) Variation to Reduce the Required Westerly Interior Side Setback from 75’ to 50’ to Accommodate the Proposed Building on the Subject Property; (F) Amendments to Previously Approved Plat of Subdivision to Vacate and Rededicate Certain Easements on the Subject Property Due to Layout of the Proposed Development; and (G) Approval of Any Other Such Relief as May be Necessary. 7.
