DOCKET NO. 15-12: VILLAGE OF NORTHBROOK - ZONING CODE TEXT AMENDMENTS STANDARDS AND PROCEDURES FOR AUTHORIZING AN INCREASE IN THE FLOOR AREA RATIO FOR EXISTING SINGLE- FAMILY HOMES (Public Hearing Closed). Consideration of a Draft Resolution Recommending Approval of an application by the President and Board of Trustees of the Village of Northbrook to consider amending various sections of Article XI of the Zoning Code concerning the standards and procedures for considering applications to increase the floor area ratio (F.A.R.) above those limits established in Section 3-110 (Single Family Districts). Plan Commission Page 1 Printed 11/18/2015 Plan Commission Minutes May 19, 2015 6. REVIEW OF NEW APPLICATIONS A. DOCKET NO. 13-18: 1539 SUNSET RIDGE ROAD - TWO-LOT SUBDIVISION. First Public Hearing. An application submitted by 1539 Sunset Ridge Rd, LLC (the “Applicant”) as owner of the property commonly known as 1539 Sunset Ridge Road (the “Subject Property”), for the purpose of: A) A variation of the Subdivision and Development Code to allow a request for combined tentative and final plat approval to subdivide the Subject Property into two new single-family lots in the R-5 Single Family Residential District; B) A variation of the Subdivision and Development Code to allow stormwater detention in an easement instead of in an outlot; C) A variation of the Subdivision and Development Code to not bury existing overhead utility lines along the Sunset Ridge Road and to waive the payment of a fee in lieu of burial of said overhead utility lines; and D) Approval of such other zoning and subdivision relief as may be necessary. B. DOCKET NO. 14-11: 1435 PFINGSTEN ROAD - 3-LOT SUBDIVISION. Consideration of a Resolution Recommending Approval of a Final Plat for a three-lot subdivision submitted by Falah Tabahi (the "Applicant") for 1435 Pfingsten Road (the "Subject Property"). C. DOCKET NO. 15-13: 1808-1850 HOLSTE ROAD - REZONING FROM THE I-1 DISTRICT TO THE ICS DISTRICT. First Public Hearing. An application filed by NDF II Holste, LLC (the “Applicant”) as owner of the property commonly known as 1808-1850 Holste Road (the “Subject Property”), for the purpose of: A) A rezoning of the Subject Property from the I-1 Restricted Industrial District to the ICS Industrial and Commercial Services District; the following variations of the Zoning Code to accommodate existing site improvements B) A variation to reduce the required front yard from 10’ to 0’; C) A variation to reduce the required rear yard from 5’ to 0’; D) A variation to reduce the required interior yard from 5’ to 0’; E) A variation to reduce the required rear setback from 15’ to 14.81’; F) A variation to increase the maximum allowed Floor Area Ratio (FAR) from 0.50 to 0.64; and G) Approval of such other zoning and subdivision relief as may be necessary. 7.
