1. DOCKET PCD-15-24: 1812 CHAPEL COURT- HISTORICAL SOCIETY. First public hearing. An application
by the Northbrook Historical Society as contract purchaser of 1812 Chapel Court which is owned by
the Christian Science Society, for the purpose of authorizing: A) Special permit to allow a Museum (SIC
No. 8410.00) and related accessory activities; B) Special permit for the accessory use of the Subject
Property as a Religious Organization (SIC No. 8660.00); C) Approval of such other zoning relief as may
be necessary.

7. CONTINUED REVIEW OF APPLICATIONS
A. DOCKET NO. 15-15: LIFETIME FITNESS MIXED USE DEVELOPMENT – 1000 SKOKIE BOULEVARD. Third
public hearing. An application submitted LTF Real Estate Company, Inc., as the contract purchaser of
1000 Skokie Boulevard, for the purposes of seeking the following approvals: (A) Text amendments to
the O-4 District to allow properties within 400 feet of any residential lot line to be rezoned to the O-4
District; (B) Rezoning of the Subject Property from the O-3 to the O-4 District; (C) A special permit for
a mixed use planned development that would include a Life Time Fitness (LTF) physical fitness facility,
a Children’s Learning Adventure (CLA) child care facility, and a multi-family residential building; (D)
Tentative subdivision plat approval; (E) Special permits: (1) to allow a floor area ratio no greater than
0.73; (2) to allow a physical fitness facility; (3) to allow child day care services; (4, 5, & 6) to allow wall
signs on the LTF building and on the CLA building, the tops of which exceed 20 feet from grade and
one of the wall signs on the LTF building to exceed 100 square feet in area; (F) yard and setback
variations to (1) reduce the required front setback along Skokie Boulevard; (2 & 3) reduce the required
front setback and yard along Sunset Ridge; and (4) reduce the required interior side setback along the
north property line; (G) A waiver of the foundation landscaping requirements; (H) Exceptions to: (1)
reduce the required number of parking spaces for the Residential Structure and (2) reduce the
required parking stall dimensions; (I) A variation to waive the requirement that the overhead utilities
lines along Sunset Ridge Road be buried; and (J) Approval of any other such other relief as may be
necessary.

DOCKET NO. 15-17: VILLAGE OF NORTHBROOK ZONING CODE TEXT AMENDMENTS
STANDARDS AND PROCEDURES FOR THE BOARD OF TRUSTEES TO REVIEW AND
AUTHORIZE CERTAIN SPECIAL PERMITS, VARIATIONS, EXCEPTIONS AND OTHER
ZONING RELIEF. Second Public Hearing. This is an application by the President
and Board of Trustees of the Village of Northbrook to consider amending
various sections of Article XI, Zoning Administration and Enforcement and
related sections of the Zoning Code concerning the authority of the Board of
Trustees to review and authorize various forms of zoning relief, including but
not limited to special permits, variations, exceptions and other land use
restrictions and zoning relief not otherwise authorized in the Zoning Code.
8. REVIEW OF NEW APPLICATIONS
A. DOCKET PCD-15-22: 990 SKOKIE BOULEVARD. First public hearing. An application by BRB
Development, LLC on behalf of Lock Up Skokie Blvd. LLC, as contract purchaser of a property located
at 990 Skokie Boulevard, which is owned by 990 Partners, L.L.C. , for the purpose of authorizing the
following: (A) Zoning Code text amendments to allow the following by special permit in the O-2
District: (1) Self-Storage Warehousing within a Single, Climate Controlled Building; (2) Buildings up to
three stories in height; and (3) A floor area ratio in excess of 0.50, but no greater than 1.0; (B) Special
permits to allow the following on the Subject Property: (1) Self-Storage Warehousing within a Single,
Climate Controlled Building with no more than 950 storage units on the Subject Property; (2) a three-
story building, no taller than 35 feet in height; (3) a floor area ratio no greater than 0.88; (C) Approval
of a plat of consolidation; (D) Variation of the Subdivision and Development Code to waive the
requirement to bury existing overhead utilities lines along Sunset Ridge Road and to allow a fee to be
paid in lieu of burial of these overhead lines; and (E) Approval of such other zoning and subdivision
relief.
