Mr. James Isberner spoke. The proposal is for a second floor addition on top of part
of the house. He is the general contractor. The owner is not present. They are
requesting a variation to reduce the required front yard setback, as determined by
averaging, from 80.77’ to 30.90’. The Applicant is also requesting a variation to reduce
the required north interior side yard setback from 12.00’ to 10.72’.

Chair Pro Tem Craig asked if the addition was over the existing footprint? Mr.
Isberner replied yes. Chairman Pro Tem Craig asked if the neighbors support the
project. Mr. Isberner replied yes. The property has been vacant for two years. They
will be reducing the amount of impervious ground coverage on the property. The
work significantly improves the present appearance of the property. Chairman Pro
Tem Craig asked if the amount of grass on the property would increase. Mr.
Isberner responded yes.

Member Schofield commented the site currently looks awful. Is the structure worth
saving? Contractor Isberner responded the site had an overgrown yard, which
worsened its appearance. They are adding new siding, replacing the roof, and
repairing foundation cracks. Member Schofield asked if the house had a partial
basement? Mr. Isberner replied yes. Member Schofield commented the renovation
will be an improvement.

Member Geslicki stated the exterior is underwhelming at the moment. While this is
not related to the variation request, he would like to know what changes will be
made. Contractor Isberner explained the exterior will significantly improve. He is
using color-contrast siding, among other improvements.

Member Lown had no questions.

Contractor Isberner concluded by saying this will be a real improvement for the
neighborhood. The home will not longer be an eyesore.

Member Schofield, seconded by Member Geslicki, motioned to close the public
hearing. The motion passed by voice vote.

Member Lown commented this is a big improvement.

Member Schofield, seconded by Member Lown, moved to accept:
