Anyone wishing to address the Planning Commission on any subject may do so at the appropriate time
during the meeting. Those who choose to speak must state their name for the record. Each person will
be allowed to speak up to a maximum of three minutes.

1.a March 27, 2026, Meeting Minutes.
2. LEGISLATIVE PUBLIC HEARINGS
2.a ZA-08-2026 - Proposed amendments to Chapter 26, Land Development
Regulations, to update the historic preservation regulations and overlay districts,
require disclosure of historic property designation, re-establish the Local
Register of Historic Places, review procedures, and amend Historic Preservation
Board authority.

4.a SP-01-2026: A request by Robert H. Bertsson, Esq., as Authorized Agent on
behalf of REFAO, LLC, Applicant, authorized by HVCG PG Retail, LLC, Property
Owner, for an off-site parking agreement pursuant to Chapter 26, Section 10.4,
Punta Gorda Code, to reserve nineteen parking spaces on the property located at
10175 Tamiami Trail, otherwise identified by the Charlotte County Property
Appraiser as parcel 412328180002, to meet the parking requirements for a
proposed medical office to be located at 10207 Tamiami Trail, otherwise identified
by the Charlotte County Property Appraiser as parcel 412328180003, as required
by Chapter 26, Section 10.7, Punta Gorda Code.

that we recommend to the City Council (approval/approval with conditions/denial) of this request. If any
person decides to appeal any decision made by this Commission with respect to any matter considered
at the meeting or hearing, he or she may need a record of the proceedings, and for such purpose he or
she may need to ensure that a verbatim record of the proceedings is made, which record includes the
