made available to the general public at the same time it is provided to the Planning Commission.
Order of Agenda: Items on the agenda may be taken out of order. The Planning Commission may combine two or more agenda
items for consideration, remove items from the agenda, and/or delay discussion on or continue scheduled agenda items at any time.
Items scheduled to be heard at a specific time will be heard no earlier than the stated time, but may be heard later.
Public Comment: Individuals wishing to address the Planning Commission at the meeting shall submit a “Request to Speak”
form to the Staff Liaison. Individuals not in attendance may provide public comment by: (1) submitting an online public
comment form at www.reno.gov/PCPublicComment; (2) sending an email to RenoPlanningCommission@reno.gov; (3) sending a
letter to the City of Reno Planning Commission, P.O. Box 1900, Reno, NV 89505; or (4) leaving a voicemail at (775) 3931776.
Voicemails received by 12:00 p.m. on the day of the hearing will be transcribed, provided to the Planning Commission, and
entered into the record. Voicemails received thereafter and public comment received during the meeting will be provided to the
Planning Commission for review prior to adjournment and entered into the public record. Please note, all comments received are
considered part of the public record and will be on file with the Development Services Department.

5 Public Hearings – Any person who has chosen to provide his or her public comment

5.1 POSTPONED ITEM Staff Report (For Possible Action
Recommendation to City Council): Case No. LDC2400050 (The
Canyons PUD Amendment) A request has been made for an
amendment to The Canyons Planned Unit Development (PUD) handbook
to: a) increase the number of residential units from 81 to 126; b) reduce the
number of land use categories and villages; c) modify the allowed uses
within each land category; d) make changes to various environmental
standards including grading, feral horse management, and open space
requirements; and e) make changes to other development standards
including site, building, and roadway design, among other modifications.
The ±161.23 acre site is located east of the eastern terminus of Mine Shaft
Drive. The site is within The Canyons PUD zoning district and has the
Master Plan land use designations of SingleFamily Neighborhood (SF)
and Parks, Greenways, and Open Space (PGOS). [Ward 2]
5.2 Staff Report (For Possible Action – Recommendation to City Council):
Case No. LDC2400052 (Chism Mobile Home Park MPA & ZMA) –
A request has been made for: 1) a Master Plan Amendment to establish a
Master Plan Land Use Designation of MixedEmployment (ME) on ±1.18
acres; and, 2) a Zoning Map Amendment to; a) establish a zoning district of
Mixed Employment (ME) on ±1.18 acres; b) rezone ±0.57 acres of
General Commercial (GC) to Mixed Employment (ME); c) rezone ±1.56
acres of Industrial (I)Page 2
to Mixed Employment (ME); and d) rezone ±0.17
5.2 Staff Report (For Possible Action – Recommendation to City Council):
Case No. LDC2400052 (Chism Mobile Home Park MPA & ZMA) –
A request has been made for: 1) a Master Plan Amendment to establish a

per acre (MF21). The request is on a portion of a ±8.87acre site
comprised of six parcels located south of the Union Pacific Railroad right
ofway and north of West 2nd Street. The site is within the General
Commercial (GC), Industrial (I), and Multi Family Residential21 units per
acre (MF21) zoning districts and has Master Plan Land Use Designations
of Suburban MixedUse (SMU) and MixedEmployment (ME). [Ward 1]
5.3 Staff Report (For Possible Action): Case No. LDC2400055 (Airstream
Condition Amendment) – A request has been made to amend conditions
of approval #1 and #7 associated with LDC2100071 (United Nissan of
Reno). The requested modification would modify the originally approved
site and building design for an auto dealership use and delete condition #7
related to a required sound study. The ±4.25 acre subject site is located
east of Kietzke Lane between East Grove Street and Linden Street. The
site is zoned General Commercial (GC) and has a Master Plan designation
of Suburban MixedUse (SMU). [Ward 1]
5.4 Staff Report (For Possible Action): Case No. LDC2400054 (Riverpoint
at Idlewild) A request has been made for: 1) a tentative map to establish
a 57lot singlefamily attached (townhome) subdivision and associated
common areas; and 2) a conditional use permit to allow more than 20 units
in the MultiFamily Residential – 30 units per acre (MF30) zone. The
±5.59 acre site is located on the north side of Idlewild Drive ±380 feet
southwest of its intersection with Foster Drive. The site has a Master Plan
land use designation of MultiFamily Neighborhood (MF). [Ward 1]
