P2508-01 / 126 DARTFORD LANE / Oommen Residence / Floor Area Ratio (FAR) Credit Approval Village of Schaumburg Plan Commission September 17, 2025 1 The hearing was called to order at 7:00 p.m. by Chairperson Rich Gerber. ROLL CALL Members Present: Chairperson Rich Gerber, Don Watson, David Piecuch, Charles Nordstrom, Dhitu Bhagwakar, Steve Robles, Kenneth Ropiak, and Anil Barot Members Absent: Dale Litney Staff Present: Ian Salzman A quorum was present. Sworn in for testimony: Ian Salzman, Associate Planner Natalia Wandycz Chairperson Gerber introduced the case being presented P2508-01 / 126 DARTFORD LANE / Oommen Residence / Floor Area Ratio (FAR) Credit Approval Chairperson Gerber asked the Recording Secretary if public notice was given regarding the case. Ms. Storm stated that Staff and the petitioner have given proper public hearing notification. Ms. Wandycz stated that she came with CK Construction on behalf of Mr. Oommen, who is requesting a home addition above his garage. Ms. Wandycz stated that after the architectural plans were drawn, the plans are slightly larger than what the FAR credit allows without Village approval. Ms. Wandycz stated that the residence is looking to add a bedroom, bathroom, and great room above the garage. This reaches the 40% maximum for a FAR credit under Village code. Mr. Salzman said that this case increases the Floor Area Ratio credit from 32% to 40%. This residence is in the R-6 single family zone. Mr. Salzman stated that this location meets all the bulk requirements, and will meet those requirements under the proposed addition. The only change will be the Floor Area Ratio. Mr. Salzman showed a picture of the property with the proposed additions. There will be modifications to the front porch, as well as the addition of the second story above the garage. He explained that a Floor Area Ratio refers to the total area of flooring on the lot. He said the house currently has a FAR of 31.7%, for a total of 2,700 square feet. This addition will bring the total square footage up to 3,400, a 700 square foot increase. Mr. Salzman explained that the Village code identifies 12 architectural features that should be considered when increasing FAR credits. There are eight features that apply to this residence. The first is varying building materials, including the brick, vinyl siding, and gambrel roofing used at this residence. The second feature is separate garage doors, that already exist at the property. The fourth feature is the casing around the windows on the first and second floor. The final feature is the horizontal siding on the exterior of the residence. Mr. Salzman stated that staff is supportive of this request, subject to the conditions included in the staff report. Chairperson Gerber asked if there were any questions or comments from the public. Hearing no questions or comments, Chairperson Gerber asked if there was a motion to close the hearing. A motion was made by Mr. Piecuch, seconded by Mr. Watson to close the hearing Chairperson Gerber stated they would close the hearing by voice acclamation MOTION CARRIED: Vote 8-0 with one member absent. A motion was made by Mr. Piecuch to recommend approval of a Floor Area Ratio (FAR) Credit for the property 126 Dartford Lane, Oommen Residence, case number P2508-01, seconded by Mr. Watson. MOTION CARRIED: Vote 8-0 with one member absent.
