Carvana Skokie – Plan to Resolve Outstanding Concerns
Topic: Truck Route
Concern: Carvana’s multi-car hauler trucks would travel near the southern property line,
adjacent to the Optima building, thereby producing noise and vibration impacts to the
Optima residents.
Resolution: Carvana has revised the proposed truck circulation route to utilize Carvana’s
northernmost driveway and drive aisle (see attached exhibit). This alternative puts the
truck movement as far away from the Optima building as possible. Two curb cuts will be
made in the raised pathway (at the north end of the site) to enable Carvana’s trucks to
circulate behind the Vending Machine for loading and unloading. A Right-Turn-Only sign
will be posted at the exit requiring trucks to turn north onto Woods Drive. These
modifications to the site plan will reduce potential impacts to the nearby Optima residents
by maximizing the distance between the truck route and Optima residences to the extent
possible.
Topic: Truck Delivery Hours
Concern: Carvana’s trucks would make deliveries in the late-night and early-morning
hours, which would be disruptive to the nearby Optima residents.
Resolution: Carvana’s Logistics & Operations Team will schedule truck deliveries to occur
between the hours of 7am and 10pm.

Topic: Lighting
Concern: The Carvana signage and building lighting facing the Optima building would be
bright and disruptive to residents.
Resolution: Carvana will dim the western and southern-facing signage and building lights
between the hours of 11pm and 6am and will dim the parking lot lights an hour earlier
than required by the Illinois Energy Code.
Topic: Bird Strike Mitigation
Concern: Due to the proximity of the proposed Carvana Vending Machine to the Harms
Woods Forest Preserve, birds are at risk of flying into the glass structure.
Resolution: Carvana is prepared to apply Feather Friendly’s Horizon marker pattern
decals (see attached exhibit) to all four glass facades of the building up to the seventh tier,
to a height of 54’ 10”, to reduce the potential for bird strikes.
Topic: Landscape Islands
Concern: The Skokie Appearance Commission conditioned approval upon a requirement to
add two treed landscape islands in the southern portion of the site.
Resolution: The site plan has been revised to add two additional landscape islands as
required, and also enlarge the size of two other landscape islands in the southern portion of
the site. The additional landscaping will introduce species diversity to the nearby row of
Maple trees that exist along the shared Carvana/Optima property line and will add another
layer of sound mitigation.

Feather Friendly – Horizon Marker Pattern Specs

To Whom It May Concern,
Feather Friendly Technologies Inc. was contacted by Carvana in regard to the proposed Skokie, IL project
and their desire to implement bird-friendly design practices. We have been consulting on the project
and have proposed a context-sensitive solution that will reduce potential bird strikes while enabling the
building to remain effective in achieving its business goals.
In review of the proposal, the site plan shows the proposed building front forward on the lot, over 500
feet from the Harms Woods Forest Preserve—as far away as possible given the presence of a gas and
water main that run under the eastern portion of the site. This, combined with the type and limited
amount of landscaping proposed in proximity to the building will also help limit possible bird strikes.
It should be noted that the Carvana building’s footprint—which covers less than 4% of the property—
presents less of a threat than buildings with extensive glass facades, like those adjacent to the Carvana
site.
In order to balance bird safety with business and economic development interests, we have advised
Carvana to pursue the application of our Horizon marker pattern to all four facades up to the 7th tier of
the Vending Machine tower (54’, 10” high). This height corresponds to the nearby tree height, and it will
ensure the entire “Primary Bird Collision Zone” consists of bird-friendly materials. Bird strikes can
happen above 54’, 10”, but they are few and far between—most strikes occur within the first four or so
stories. The Horizon marker pattern adheres to the 2 x 4 rule, which research has shown to prevent bird
strikes, and it is supported by the American Bird Conservancy. We are confident our proposed solution
will reduce bird strikes while also maintaining the integrity of the Carvana brand and business model.
