​ ​ ​ ​ ​ CITY OF SWEETWATER PL PLANNING AND ZONING COMMISSION AGENDA ​ ​ ​ ​ ​ ​ Notice is hereby given of a meeting of the Planning & Zoning Commission of City of Sweetwater to be held on Tuesday, July 28, 2026, at 5:30 p.m. in the City Council Chambers of the City Hall, 200 E. 4th Street, Sweetwater, TX., for the purpose of considering the following agenda items. 1. ​ Call to Order 2. ​ Pledge of Allegiance 3. ​ Public Input: The Planning and Zoning Commission invites citizens to address the Commissioners ​ on any topic not already scheduled for Public Hearing. In accordance with the Texas Open ​ Meetings Act, the Planning and Zoning Commission cannot take any action on items not listed on ​the agenda. However, your concerns may be addressed by City Staff, placed on a future agenda, ​ or responded to by some other course. Anyone desiring to speak on an item scheduled for a Public ​ Hearing is requested to hold their comments until the Public Hearing on that item. 4. ​ Minutes: Consider approval of minutes from the Planning & Zoning Commission Regular ​ Meeting held on May 26, 2026. 5. ​ A. ​ Commissioners to enter into a public hearing and act upon an application for a ​ Conditional Use Permit for property located at 9527 South I-20 Frontage Road, ​ Sweetwater, Texas. ​ B.​ Commissioners to enter into a public hearing and act upon a Minor Replat of Lots 7, ​ 8, 9, 10, and 11, Block 77, Highland Addition, creating Lot 7A, located at 1104 W. Arizona ​ Avenue, Sweetwater, Texas. ​ C.​ Commissioners to enter into a public hearing and act upon a Minor Replat of Lots 11 and ​ 12, Block 47, Highland Addition, creating Lot 11A, located at 700 W. Texas Avenue, ​Sweetwater, Texas. ​ D.​ Commissioners to consider taking this item from the table that was tabled at ​the May 26, ​ 2026 meeting, enter into a public hearing and act upon for ranchette property uses, ​ permitting requirements, and potential amendments to the City of Sweetwater Zoning ​ Ordinance. ​ E. ​ Commissioners to enter into a public hearing and act upon a proposed ordinance requiring ​ manufactured/mobile homes to be oriented with the front door facing the assigned physical ​ 911 address. ​ F. ​ Commissioners to enter into a public hearing and act upon a proposed ordinance requiring ​ ​ all manufactured/mobile homes to be ten (10) years old or newer at the time of placement. ​ G. ​ Commissioners to enter into a public hearing and act upon a proposed ordinance ​ regulating the placement, construction, improvements, surety bond requirements, and ​ operational restrictions for recreational vehicle (RV) parks. ​ H. ​ Commissioners to enter into a public hearing and act upon a proposed ordinance ​ regulating the placement, construction, improvements, and operational restrictions for ​ manufactured/mobile home parks. 6. ​ ADJOURNMENT In accordance with Texas Government Code Chapter 551.041, this agenda was prepared and posted on July 10, 2026: 12:00 p.m. NOTE: The City of Sweetwater Board and Commission meetings are available to all persons regardless of disability.
