March 24, 2015 WHEATON PLANNING AND ZONING BOARD I. CALL TO ORDER AND ROLL CALL VOTE Chair Schwarze called the March 24, 2015 Wheaton Planning and Zoning Board meeting to order at 7:00 p.m. in the Council Chambers of the Wheaton City Hall, 303 W. Wesley Street. Upon roll call, the following were: Roll Call Vote Present: Chris Derrick Suzanne Fitch Bob Gudmundson Mark Plunkett Patricia Schwarze Absent: Linda Johnson Scott Weller City Staff Present: Tracy Jones, Staff Planner II. APPROVAL OF MINUTES - MARCH 10, 2015 The minutes were approved as presented. III. PUBLIC COMMENT There was none. IV. OLD BUSINESS ZA #15-03/ PUD/ 105 BRIDGE STREET/ ANDREACCHI Chair Schwarze reconvened discussion of this item on March 24, 2015. Chair Schwarze stated that the applicant had submitted revised plans since the previous meeting. Mr. Sweders stated that his client had revised the exterior door placement since the previous meeting based on comments from the Board. Mr. Sweders stated that the two access doors previously shown on the front building elevation had been moved to the sides to allow for more foundation plantings on the front of the building. He added that the two access doors shown on the rear building elevation had been moved to the center of the building to minimize grading issues. He added that a 42 inch fence in now shown on top of the proposed retaining wall, since there is more than a 30 inch change in grade and it is relatively close to a pedestrian walkway. Mr. Gudmundson moved and then Mr. Plunkett seconded the motion to close the public hearing. On a voice vote, all voted aye. The Board decided to vote this evening. Ms. Fitch moved and then Mr. Gudmundson seconded the motion to approve ZA #15-03, subject to the following conditions: 1. The exterior overhead door placement shown on the floor plan and building elevations should be shifted slightly to the north to better match up with the proposed drive aisle shown on the engineering plans (including site plan and landscape plan); and  Wheaton Planning and Zoning Board March 24, 2015 Page - 2 - of 2 2. The landscape plan shall be revised to include a new parkway tree on Bridge Street subject to the approval of the Director of Planning and Economic Development.
